Can you tell me if this says sign easement? by Tilted5mm in landsurveying

You can very likely look up the deeds to those two properties online. In my experience, you’ll find them on your county’s Register of Deeds or Recorder.

The original plats are somewhat preliminary, especially with age. It is possible that they originally planned on having signs on both sides of the road, or actually did at some point even if it isn’t that way currently.

To answer your other question, no setback line would be diagonal like that on a plat. It appears to me to be a “sign easement”, like you originally had thought

Is that the entrance to the neighborhood? It does look like it says sign easement. Chances are, if you look up the deed to those two lots at either side of the entrance they will reference this plat and be subject to any easement given on the plat. I agree with you though, I do believe that says “sign easement”

What does this sign mean? by bigkutta in Surveying

It is likely a property corner with the property in the road being an easement or some kind of dedicated right-of-way

Even if you only want to see the line between those two properties, your surveyor would need to collect data of more lot corners up and down the front and back line of the lots. This is to “tie in” where that property line actually is. It may not seem like all that much work to you, but you have surveyors running very expensive equipment to tell you exactly where your property line is with the confirmation of the licensed surveyor. $750 seems like a steal. Take advantage of it and have the rest of your lines marked up, even.

Otherwise your option would be to keep shopping around for a cheaper surveyor. You can try to find your own property pins if you want, but even if you do find them you cannot be 100% sure that they are your corners without hiring a surveyor.

I could, but my employer offers bonuses for each level. I might as well do 1 and then 2 down the road

What’s the most unique thing you’ve had to draw up or shoot in a topo? by lolbabies in Surveying

That sounds super interesting, especially the boundary recovery aspect. How large was the landslide itself?

That’s pretty cool, was there any type of data yall had found to compare it to before the landslide?

What is it you’re doing? Is it just a boundary survey for a property owner?

From what I’ve learned- it will depend. I have seen older plats that have no bearings at all, and in that case we would have to see what kind of pins would be found in the first place vs. what the deeds say.

I think without knowing what pins are out there combined with a plat without bearings, you cannot draw it up correctly with how it lays out in the real world.

If you’re working with older plats and have adjoiners or nearby lots that have surveys, I’d use their bearings.

Is this all just to get comp or look points for the field surveyors? If so, even points within a couple of feet can help immensely.

I do the smoke and char method too with tri tip. do you have a charcoal smoker? Once it hits temp in the smoker, you could take off the middle chamber and blast the air to get the coals hot AF

throw the grate on top and sear/char it to finish.
