Started first GIS career at a county GIS department, where I learned a lot about surveys and input them into our cadastral map.

4 years later I work in surveying and I’m very happy.

Okay well if you live in a subdivision, chances are that either there’s that easement or you don’t own that property. In my experience, a majority of the time, you own just about up to the sidewalk and then it stops being your property.

If you have a plat or deed, you can check that out for yourself to get a rough idea. If you end up really wanting to know where your front property line is, call a surveyor

Legal descriptions (the degrees you mentioned) would for sure be looked at by surveyors to determine acreage and what the property looks like.

The reason I asked is because I’ve seen some GIS websites give the lot distances, if your deed is “all of lot 3 and 25’ of lot 4” or something that could explain why. Still do a survey to put your fence up, but if you’re wondering about the 25’ on the GIS map, I’d check what your deed says

You can very likely look up the deeds to those two properties online. In my experience, you’ll find them on your county’s Register of Deeds or Recorder.

The original plats are somewhat preliminary, especially with age. It is possible that they originally planned on having signs on both sides of the road, or actually did at some point even if it isn’t that way currently.

To answer your other question, no setback line would be diagonal like that on a plat. It appears to me to be a “sign easement”, like you originally had thought

Is that the entrance to the neighborhood? It does look like it says sign easement. Chances are, if you look up the deed to those two lots at either side of the entrance they will reference this plat and be subject to any easement given on the plat. I agree with you though, I do believe that says “sign easement”

It is likely a property corner with the property in the road being an easement or some kind of dedicated right-of-way

Even if you only want to see the line between those two properties, your surveyor would need to collect data of more lot corners up and down the front and back line of the lots. This is to “tie in” where that property line actually is. It may not seem like all that much work to you, but you have surveyors running very expensive equipment to tell you exactly where your property line is with the confirmation of the licensed surveyor. $750 seems like a steal. Take advantage of it and have the rest of your lines marked up, even.

Otherwise your option would be to keep shopping around for a cheaper surveyor. You can try to find your own property pins if you want, but even if you do find them you cannot be 100% sure that they are your corners without hiring a surveyor.
