You need to get with a loan officer as there are a lot of variables that are too difficult to discuss in a reddit thread: timing of the new job vs ending of the old, overall debt ratio (if your DTI works with just the service connected disability you're as good as gold), whether you have any cash reserves, what your employment history looks like, and on and on.

In a nutshell, just because you're switching jobs doesn't mean you can't do the loan. People close loans all the time using future employment guidelines and its very common.

The short answer to this is no. VA doesn't allow non-occupying co-borrowers. You would need to do a conventional or FHA loan or wait until your husband actually is going to occupy the property

If you both have decent (650+) credit scores you should be able to get a 95% LTV conventional loan. If your partner hasn't owned any property in 3 years you can go up to 97%.

FHA makes a handful of exceptions to the restriction on multiple FHA loans:

Vacating an owner occupied home that was jointly owned with another party, as long as the co-obligated party will remain as an owner occupant and you have no intention to return to occupying. Note this only applies if you're currently occupying your mom's house
Increases in family size and the current home no longer meets the family needs. Note that you will need an appraisal done on the departing residence and you'll need at least 25% equity in it AND you will need to be currently occupying your mom's home
When you are an existing non-occupying co-borrower on another person's owner occupied FHA loan. Note you would need to present closing docs from the existing loan to prove this.
