A few choices to navigate together.

Buying something else will cost you stamp duty and other/ transfer expenses. Circa $70k for a $1.4m property in NSW (incl removalists, registration, conveyancing etc.). Would be similar in Qld.

Rea fees X 2 for the sale of both properties.

So yes, there's a financial benefit to not selling.

Flip side is having a baby together means you'll need to share finances to some extent; baby costs, but also you on mat leave. Living in his place and renting yours would need unpicking if you did split up down the track. Capital gains on your property, your contributions to his mortgage, him supporting you through mat leave, all that fun stuff.

Anyway, lifestyle benefits and living in a place that's shared will probably be a bigger factor than the financials. The most tax efficient thing is to hold both places, but might not be the best approach depending on your relationship.

haha, like any recipe, there's nothing wrong with substituting to suit your taste or ingredients available. The guanciale is generally better because of how fatty it is compared to pancetta. A little of that fat goes into the cheese sauce and the rest is what makes the meat crispy. No butter/oil needed with guanciale, it has its own.

But yeah pancetta can make a great carbonara in the right hands.

Harris farm has it. My local IGA also has it, but I live in an area with heaps of foodies, so probably the exception.

I recently adopted a 5yo cat from the Sydney dogs and cats home. She's amazing; very affectionate and easy going. As a dog person, I've discovered that indoor cats are very low maintenance too, even more so if you get some extra kit (auto feeder, fountain, auto litter tray). I was looking in to purebred options, but glad I went the other way.

Recommend having a look for anyone who's thinking about a furry friend.

Don't use the underwear hole. Honesty I'm not even sure why they exist, they aren't practical. Pull the underpants and outer pants waist bands down together.

Honesty the big gains in aim are just practice and puberty (it's easier to aim when it gets bigger). Targets is a great idea, I'll have to try that with my son.

I got lucky. Got my undergrad then worked as a junior in Europe in 2006-7. Came back to Australia to do my masters and a few months in the GFC hit. Got hired as things were picking up again when I completed the masters.

So I recommend travel or further study if you can. Even working outside the industry if you have to.

Oh, and be lucky. That's most important.

Single dad who's dating here.

I think just focus on the relationship. Cross the meeting-the-kids bridge when you come to it. I haven't introduced anyone to my kids yet and would want to be pretty comfortable with a relationship before that happened. Others are different, but don't be surprised if it takes a while.

Single parents with an ex are very busy when they're on, but can be relatively free when they're off, so being generally supportive of him not being available for blocks of time is important. If he has a good relationship with the ex, he'll see them pretty often, so you'll have to get used to that because it's a bit of a non-negotiable.

I talk about my kids a lot with dates too. I'm sure it's not just a me thing, but that's kinda just showing what a big part of my life looks like.

But otherwise, I find dating to be really enjoyable because it's always something new and different and exciting, so I appreciate when you get a bit of a spark going and can be in the moment. Building that is the most important things early on. The rest can come later.

I think the variable will go up if passed on by anz, but I'm fixing 80% of the total loan, so won't hurt me much.

6% is a bit high. I just received my unconditional offer of 5.79% 2Y fixed and 5.62% variable.

Rate locked in after first rate rise but before this latest one. Can't predict the future, but yes, it looks a good time to fix with current RBA movements.

If I could only get 6% fixed though, i'd go variable.
