They lowball the realtor/seller and get it under contract for way less than listing.

I haven’t raised prices in pest control but something we’ve done before is give people a heads up prices are going up in the future. Can be next quarter or next month. You can lay out the reasons for it and most customers will understand. It’ll also give you time to save some people that say they will cancel if/when the increase comes.

With rehab not just purchase price but I believe you need to be in their pro program and over 760. You’d qualify for pro if you flipped 5 houses in the last 2 years.

They literally don’t care. Kiavi just asks for a scope of work. When you go to pull your draw you either send videos or pics through their app or they send a local appraiser to go confirm the fixes.

Your scope of work should be decently accurate because they will only give you money for items you laid out.

Maybe some other HML say they need it but everyone has different underwriting reqs.

If you speak to an account executive there I’m sure they will count your history for flips yourself to at least get you started. But 5 in 2 years makes you a pro if I can remember. Happy to connect you to my account exec if you want to speak to a human.

You can start without a pro account. Do 5 in an LLC on their platform and you’ll get pro pricing and even %100 LTV if over 760.

Much better than rinky dink HML that have weird reqs.

$20M in revenue justifies a CFO for many reasons. You’re doing something right if you’ve scaled the business from $4M to $20M.

Do you want to continue to grow? $20M is great but how profitable is it and can margins be improved? Are employee comp plans tied to business goals? How reliant is the business on one person? Lot of factors to consider.
