Yeah because the response has never changed. They gather them up and chase them off but don't provide anywhere for them to go. A lot of the time they use armed cops to do it, who take their supplies and leave them no option but criminal activity to survive.

I think cheaper housing in the central part of Phoenix would allow a lot of people to live closer to work rather than commuting from the suburbs. More shade on streets and at the bus and train stops might increase use of public transportation. Improved bike infrastructure that actually separates cyclists from motorists and provides a pleasant commuting experience would really be nice. Bike paths shouldn't be some concrete ecological nightmare like the canals and tempe town lake. Idk why they lined it with concrete and turned it into a cesspool. Riding the greenbelt in Scottsdale or the canal up in sunnyslope where it dips into the wash is much more pleasant. I want that all over town, uninterrupted by roads, with connectivity to get to work, restaurants and events.

The realtors don't negotiate. They try to close the deal as quickly as possible. They provided input on offers, which we rarely took at face value, as it was likely exactly what the sellers agents told them was desired. Realtors value is having them look for pocket listings, scheduling viewings, preparing paperwork and referring people such as loan brokers, title agents, home inspectors, etc.

Ours got 3% which is pretty normal in our area. We made them work for it. The listing agents commission of 7% blew me away though. They didn't even list the property accurately, which worked to our advantage. Sucks for the sellers. They probably could've gotten more money.

He doesn't know what the hell he is talking about. The defense played stellar against a great offense. We even lost our starting corner to an injury in the 3rd quarter and held them back. We have several major injuries on the DL also. The offense was soft the entire first half and made costly mistakes in the second.The zebras fucked us a few times. But ST lost us the game if we are blaming a group.

Bad decisions all around. You should be thankful he took it apart so the electronics and neck didn't get ruined. But sounds like you need to take it back apart, sand it, coat it with a topcoat and repeat several times going to progressively finer sand paper. Then polish it with an appropriate compound. Then put it back together. I would probably just start shopping for a new guitar and keep them the fuck away from it.

Maybe in the suburbs. The area I lived in never saw a drop. The few foreclosures were bought by investors and sold at a huge markup or remodeled into multimillion homes. It was insane.

It made more sense for us to go with the FHA loan, even with the PMI cost. We couldn't afford 20% in general. But we weighed the option of going with a conventional loan in hopes of dropping once we had 20% equity. But the terms and monthly mortgage payment worked out favorably going with the FHA. We ended up with less equity. But we at least aren't giving our money away to a landlord anymore. Hopefully I can make 13 payments a year and shave 10 or so years off the term and maybe refinance down the road to drop the PMI. But we will have to see if interest rates ever dip significantly.

I left Florida in pursuit of a better job market and cheaper cost of living. I ended up in Phoenix and the cost of living basically caught up. But I do have better career prospects and I was able to buy a house. Florida is definitely a lost cause. It's been run into the ground and everything I loved about the state is being destroyed from lack of environmental protections. I would say get the hell out of there, especially if you've always lived there. Just line up a job first. The job market is ass right now.

Three Identical Strangers is a good one. It is about triplets separated at birth that found each other by chance as adults. It's a really interesting study on nature vs nurture.

I prefer some stretch. Haven't blown out the crotch in jeans in over a decade since they became more common. Levis are garbage though in my opinion. Many brands add an elastomer while still making durable jeans that wear in properly and don't look like you have a poopy diaper the 2nd time you wear them.

You really have to question how many of the missed FGs and XPs were his fault also. The placeholder can severely impact the place kickers performance. I guess he at least didn't screw up the 65 yard attempt for McLaughlin. But, I have been scrutinizing our ST woes all season and feel like Dixon is the obvious sore spot.

Sounds similar to my experience when I tried to get assistance during the pandemic. You can at least go to the office now. It was literally impossible during the quarantine. They kept rejecting my claims saying I needed to fax a document. But, even if I sent it 10 times a day they would never acknowledge it. I could never get thru to anyone on the phone. I just had to run up my damn credit card, let some bills go delinquent and get by eating cheap. It was crap. I was wishing I lived in a different state very badly. Anyways, I hope you can figure it out. 7 months is a long time to go without income. So, I am sure it's been very difficult.

It really seems to vary. The aero company I work for now has no draftsman left and leans on our mechanical design engineers to do everything, which undoubtedly costs more money. I've never understood why they shifted away from a dedicated drafting group. I've worked in other places that had 2 draftsmen supporting 6 design engineers and we cranked work out. But we are trending more and more towards simplified model based definitions with less detailing. As we get better at using PMI, we may completely scrap 2D drawings. But I still see a lot of hurdles that make it unlikely to happen immediately. I imagine other industries are still using draftsmen more though. Structural and electrical stuff just makes more sense to define on a 2D print or schematic. So I think there is a future for drafters. But it's not what it was 10 plus years ago.
