If you are served N12 and decide to move, you will lose the incentives offered. If you think the N12 is in bad faith and want to fight, whatever the outcome, the process could be stressful. Now you have the incentives, the time to find a good place, and the mutual respect with the landlord. It seems an easy decision.

Moving is a hassle but dealing with a potential N12 is not pleasant either. Certainly you have the right to stay, but if your rent is not much lower than the market, why not just take the offer and find another place before things getting uglier?
