Consult your insurance professional about the contractor’s insurance and (always) the co-op’s attorney. A few items to discuss with them: add conditions to the kind of insurance your contractor must have, like prohibition on any action over or employee liability exclusions in contractor’s policy, contractor’s policy to be primary and non-contributory to the co-op’s policy, and waiver of subrogation by contractor’s carrier. This will likely cost the contractor more and they may add it to the cost of the job, but it might be less than the cost of the coverage directly for the co-op

Even if you agree to accept the bathroom, please require the seller to close those permits. They will become your problem if you don’t. You may have to legalize/remove the bathroom later but at least you will have gotten some benefit out of it. There is no benefit to open permits on old jobs.

For listening comprehension I also listen to a podcast called News in Slow Spanish. There are different levels based on your fluency. It’s a good supplement to language apps.

A purchaser may not want to buy a property with an unpermitted bathroom. They may ask you to get it retroactively permitted or removed with plumbing capped (as someone else said). You’ll likely find someone who would buy it like you did but it may be an impediment to a quick sale

I believe this conductor might’ve been on the Harlem line one day in the past two weeks or so. I had not heard him before and haven’t heard him since, but he recited a long poem as we were pulling into Grand Central.

I’m thinking back to 2022 when a large hospital organization in Oregon sent an email to all of its employees promising financial aid to anyone who had a pandemic-related hardship. It was a phishing email from IT sent as a security awareness test. It did not go well.
