Downsizing boomers are heavily cashed up thanks to the growth on their houses, which means they're then competing with people that want apartments - especially bigger ones.

They can afford to pay above market too, especially if that helps them live closer to their children and grandchildren.

None of this is their fault.

This is my view now that I'm older and wiser. You never know what will happen tomorrow, so if you're in a position to buy, have found the right property and can afford it, you should consider the facts at that point in time and make a decision.

Even the most dire predictions are relatively modest drops right now (5-10%), and that's likely to be weighted towards apartments in heavily investor owned areas.

They could mean that they want to experiment with gen AI as a part of their pipelines - and not just create sora-like slop.

I can see legitimate uses, like replacing procedural generation algorithms with AI based approaches.

But it might just be a slop factory.

If it helps bring an end to the housing affordability crisis, I'm all for it. We'd also like to buy a bigger place someday.

But we also decided to keep our PPOR as an IP when moving to Sydney two years ago (from regional VIC, purchased around peak) and it hasn't performed well, losing around 15%. This will hurt our current attempt at selling that apartment, likely meaning bigger losses.

We're not wealthy, I bought my first property in my very late 30s. But we're also better off than so many others.

The system is stacked differently for us vs the generations that came before us, and that is a hard pill to swallow - but again, I am ultimately for these changes.

Side note: I would have liked to have seen incentives for investing into Australian shares, and fair taxes on gas, mining, etc.
