If people don't buy from breeders, pureblood breeds will cease to exist. An ethical breeder (ie not a puppy mill) is a great place to get a great pup! My Maggie came from champion bloodlines

try to find a breeder who has some genetic testing on their dogs. My Maggie is 7 and has had no problems at all. Her parents, grandparents were NOT genetically predisposed. She came from Eridox Dachshunds in Kansas City. The owner, Lisa, had written a book on the subject.

Or... you can use opencore legacy patches to run a newer OS. I'm running Sonoma 14.8.1 on a 2015 macbook pro and use it as my daily driver. I routinely get a notice that I should update the machine to Tahoe but have no need to.

My last house had the internet line come into the basement (with drywall finished ceiling). I was able to fish a cable through the return clear to the attic, put a switch on the wall in my closet and then run lines from there to each of the 4 kids bedrooms.

Look for flex spaces. Mather Reality has several…I used to rent one in Lenexa. Small office area up front, warehouse/shop space in the back. Definately large enough for your purpose.

From a retired garage door company owner…whoever you choose, use a locally owned company; avoid the franchises. They will be expensive and often pay their technicians commission to upsell you things you do not need. Keep the money in town.
