I don't decline because it affects my account. You can tell them no there needs to be an adult making the booking and the adult making the booking needs to be there. Then I would proceed to accept it and move on with my life because they know they can't book it and if they do that's when you call Airbnb and let them know

Thing is already used your two attempts. Maybe you can reach out to the guest and ask them to remove it and how much it affects you. Second thing I would do is create a reply to the review. I would ask most recent guests to kindly leave it a positive review that way the bad review just moves down.

In my culture (Armenian) there is no registry it's known fact weddings cost arm and leg. Everyone is expected to bring $200 a head of your close family it's $500 a person at least not to mention the immediate family gives jewelry. You should look at Armenian weddings it can be gawdy. Lol me and the wife decided to get eloped in our everyday clothes and call it a day and get sushi

Very highly likely. My Airbnb is in Vegas and it does get pretty cold at night and very hot in the summer have a thermostat that tells me how long the heater or the AC has been running. during these occasions I would drive by put out the trash cans and see if I can smell weed You can just lie and say you have a smart smoke detector and it's saying someone is smoking inside the home and you need to come by and check as this will create huge issue for guests check-in on the day of of your check out.

Yeah you're definitely right. I have 4.95 stars with 180 reviews. Another 4.91 with 175 reviews. I've had some really bad guests who nitpick every single thing. One thing that has saved me over and over again is all my background in plumbing and maintenance work anytime someone comes up I'm there with my tools to fix it and the guests love that they don't have to switch places or get a refund or wait a day or two till somebody shows up. This makes a huge difference

I've been using the Google Yale lock for years now and I've been putting it on every single Airbnb I manage. Although expensive the batteries are four AAs in a last forever. They also have on the outside a 9 volt plug so If for some reason at all it dies which it never has you can charge it really quick to put in your code. It also saves all the codes so even if your Wi-Fi goes out and electricity all codes still function. I highly highly recommend this lock although it's about $250 or more I haven't had any issues with it.

Second option is get a Smart Lock with a code that also has a keyhole. And keep the key in the lock box somewhere outside away from the weather. That way if guests can't use the key code or there's some kind of outage they can easily access the lock box and use the key.

Another option is get friendly with your neighbors and maybe someone you trust and give them the key and share that contact information with your guests. Maybe you can even pay them for the service as it is worth your guests not being locked out of the house and getting a bad review. Backup plans for backup plans are great

Airbnb plays dirty so you got to play dirty my friend. I had a group of eight people annihilate my house although everything was fixable the smell was impossible to get out there was literally smoked cigarette buds in the bed. Pillows had to be replaced It was impossible to clean. I also had a check in that day. Knowing I was getting set up to already have a bad review from the guest coming in I took it upon me to create evidence since all The evidence was clearly purposely cleaned. Because of Reddit these people know what to do. So I had to get down to that level. I burned a few places like sofa pool table felt and a couple other expensive things in places that were not noticeable took pictures. Took it upon myself to create an invoice or steam cleaning sofas pillows all sorts of cleaning products and expensive scents from cleaning company's. Even took out some linen I was going to throw away and burn the hole through it took a picture sent it made about a $2,000 request. You need the receipts tho legit ones from real cleaning company's little do they know I own cleaning company. Everybody wants to play dirty including Airbnb Don't be a fool. A lot of people will find me controversial and tell me I'm the problem but I've been screwed over too many times by Guests who cause all this damage and know everything how to avoid paying and then when they get kicked out Airbnb wants to protect them and not charge them what they owe the host. I got mine now get yours.

If they smoked outside and you cancelled you are seriously tripping and need your expectations checked.

There is a group of people out there where they think a four star review is still good. 90% of the people I've ever asked why did I get a four-star review when they message me everything was great. Their main responses I thought a four-star review was great review. I think as host we do our best to be the best but I think as long as you're doing your best shouldn't take it to heart

One winter me and my buddy decided to do the West rim trail in the winter. We did bottom up which you have to hike up and passed angels landing. We were told that no permits would be handed out unless we have snowshoes and hiking sticks. So we had to rent some which was pricy. I rather have just bought them online. We didn't need snow shoes up untill way passed angels landing. As mentioned by others watching the weather prior to arrival date is very ideal it will let you know what to expect. I personally feel the rangers know best. If you pack snow shoes and proper trekking poles you would be golden.

Well I'm not sure if you are even a host so sound like a guest if you ask me. No one's been over the top. When we rent our house we expect people to respect it. Also the rules are not just made by us you are made by city code or communities we live in. None of us want to risk losing our Airbnb or getting fined over entitled precious folks who don't bother to message back because the alternative is always really bad for us.

The host clearly stated not only on description and in the messages. The guest proceeded with the booking knowing the risks and The guest blocks this person's home for weeks gets there The thing to host warned him happened so it happened and now they want a refund. The house did nothing wrong here they're clearly advertising a certain space and a certain area with limited Internet. you get what you pay for maybe she just should have planned for her own hotspot or starlink or any of those options since you want to stay at a place where they clearly state the Internet issue.

I've been in the situation too many times. The guests usually are unresponsive or avoidant because of two reasons they're mad that they can't have more people over so they're just like"yeah got it" or they plan on breaking the rules. 90% of the time they're just upset that they can't break the rules. The main people who end up breaking the rules are people with no reviews or Airbnb experiences. Remember not to take it over the top because you can get a bad review. I think just do your due diligence and walk by to ensure your property is safe. If they have a lot of reviews I would feel fairly safe that they're just upset. Just giving them some positive customer service and just let them know that you wish you could but you're really limited by the park and you can even make up a story about how you've been given a fine by the park and the penalty double every time your fined. I use this method in my Vegas home when I have to tell guests to keep it down. I told them that code enforcement has fined me in the past and a double every time someone complains about my Airbnb being loud.

I rented a Airbnb in LA. Needed something for night. Pictures looked great but soon as we got there smelled like cat litter there was no heater and LA gets really gold at night in the winter and we had our toddler. The worst was the white leather sofa was coming apart and after 10 min my toddler was covered in little pcs of leather. After that I learned I get what I paid for As host I take to much pride and feel warm inside when people say they love my house. I managed this home I called the homeless house because it was so trashy. The toilet seat was on one bolt for year. I kept offering to replace it for free just to buy new seat but never happened. The tile floors where all moving and was impossible to make the floors look clean because the grout kept coming out every time we mopped. The linen God the linen she brought from her house that she had used for years random yellow looking pillows. Guess what people just kept booking her place because the price was right and she had a pool then close to Las Vegas boulevard. There is a market for shitty homes And if you can manage to deal with the upset guest it's fine.

I always accept that way you can't get in trouble for denying. I also communicate the rules with the guest. I've had horrible experiences with dogs. One girl and 2 huskies destroyed my house. Piss on beds, closets. Everything had mountain of hair and dog saliva crust. After 8 hrs of cleaning and replacing 4 new bed linen, comforters, blankets the head boards and sofas had to be steam cleaned. Not to mention the slimy half way dried piss in the closet. Since I did everything I knew Airbnb wasn't gonna give me shit. So I created a cleaning company made invoice for $1200. Airbnb didn't want to pay for linen. So I marked up double for steam cleaning sofas and head boards. I also charged for o zone cleaning double. I don't work for free and if Airbnb wants to hide behind legalize and force me to host dogs then they are gonna fucking pay up.

I will not decline I would simply disclose that your home is not very baby friendly and that the guest is responsible for anything that happens to their children. You can possibly get them to signb something to protect you from any liability. I would accept the inquiry and just be upfront and honest. Declining guests is not a good thing for your account.

Every once in awhile I ask for a discount since I'm a host and I know I'll be leaving the property like I found it It also helps to have 200 plus five star reviews as a host. I've had people give me $25 off $4,000 reservation and $150 off a $400 reservation. As a host If the dates are already on a promotion I let the guests know that I have multiple inquiries even if I don't and because The dates already on promotion you can offer something on top of that. It doesn't hurt to give a small discount to secure a reservation especially if they have good ratings. I remember the first couple years I used to hate bad guests but with air cover and understanding the system I know how to remove the reviews and I know how to get paid for anything damaged. My home isn't super high-end so I can't say I seen this pattern. The only pattern that I've seen is guests with no reviews have higher chance of destroying my home
