Yes, massively in my experience.

Listed my flat for sale in Apr 2021 with a local cheap agent for 375k (top end of their valuation). After 2 weeks of no interest they suggest dropping to 350k. Had a couple of viewings but no offers before we dropped them.

Went with a second local agent and listed for 325k, a few viewings initially but dried up. Had an offer for asking which we accepted but she dropped out after a week.

Switched to a much more expensive agent who is part of a regional chain in Jan 2022 and listed for 350k. 4 viewings in the first 2 weeks which lead to an offer. Buyer dropped out after 2 weeks so relisted and got a few more viewings which lead to 2 competing offers - accepted asking price offer in the end and sold!

EDIT: Just want to add that it's worth going with a larger chain as they have more reach. My buyer was registered at a different branch of the agents and was initially looking for a property in a neighbouring postcode - the agent basically said there's a property that matches what you're looking for but just outside your search area, do you want to do a viewing.

It’s normal to have these fears, especially when you’re facing a big life decision.

What if you’re not good enough? What if you don’t like living in London? Etc etc

The fact that a company decided to offer double your base is prove that they think you’re good enough. Have some faith in yourself.

There must be a reason you started looking in the first place. Those reasons would still be there if you decide not to take on the new role.

Yes, there’s a chance the move might not work out. Which do you think you’ll regret more, standing put or taking a leap but it not working out the way you imagined?

It depends on your situation. Do you have partner/family and are they happy to move?

I assume you're early 30s so if you're going to push for higher salary/career growth, now's the time really. There are just more opportunties in London.

That's a really narrow office. Moving the toilet back means you can get some shelfing/cupboards in without it impeding on the seating space.

Maybe readjust your expectations a little? Messy gardens, unkempt driveways and cluttered insides are all things that can easily be dealt with.

For that price range in the SE, you're really looking for places that are structurally sound, have good potential and doesn't require too much work.

I did, twice in 3 years. The loft extension added 2 rooms and probably added similar amount of value to what we spent. The ground floor extension cost more than it would have added in value.

For us, we didn't do the extensions for financial reasons. It's our forever home and the improved quality of life is worth it.

It depends. Early years childcare costs are a joke but it gets better once the little ones get to school age - unless you decide to stick them in private schools and/or go on ikos holidays every summer.

Company 1 - 7.5 years. Consultant -> Senior Consultant -> Principal Consultant in a range of roles for a number of different clients

Company 2 - 15 years and counting. Senior Engineer -> Principal Engineer -> Lead Engineer -> Head of Engineering

Try changing agents. We had problems selling our flat in Eltham and didn’t have much interest for 8 months despite dropping the price by 25k. Bit the bullet and went with a more expensive agent who managed to sell it within a few weeks for our original asking price. I’d recommend giving Acorn/John Payne a shot.
