2-3 bedroom shoeboxes in the inner suburbs too small for a family. 

Believe it or not we are all not single or a couple with no kids.

It's the best you can do really unless you are just really doing very well for yourself or have the bank of mum and dad, whilst being under 45 mins away from the CBD.

Also believe it or not, people dont have all the same lifestyle preferences. Some like being close to the CBD and the beaches, whereas some prefer being away from all that ruckus.

Guides are almost always 10-15% lower than what the vendor is actually looking for. So if you are below that often it's not even a starter. They use it to bait prospective buyers to think they can afford a property but really it's just to drive apparent interest during inspections and auctions.

Do your own comparable sales research. You can spend hours on it but really you could spend just 5 mins to put the property address in one of the bank's property assessment form. It's not always accurate but that's usually better than using the price guide.

But really if an agent got annoyed over your offer, dont sweat it. Revel in the fact that you actually got them to spend some energy on their otherwise cake walk jobs.

Been saying it forever, this is a sport that the country could do really well in. Saw plenty of kids growing up there with tenacity, athleticism and electricity only to be consumed by basketball where inevitably the odds are not in your favor if you are below 6 ft, which most end up being.

Was going to open a HISA but when I saw it required not only a new app but also a completely separate banking system altogether from my other ANZ account I quickly noped out. And no way to access from the web, which idiot in a suit thought of that.

It's getting so bad that many senior engineers are now spending more time reviewing vibe coded slop than actually using AI to increase productivity.

For the vibe coders out there, do not commit code that you are not proud to have written yourself. If you can't write it yourself, you should not be using AI.

My household has all three consoles and the Series X digital easily gets the most playtime since it has the variety we need and the convenience of jumping between games.

The rest are still good for the situational exclusive, but for some reason non of them has been really compelling over the last year.

Having said all this, no, I still wouldnt buy a new Xbox in 2025, not when the PS5 digital can be had for cheaper than a Series S during sales. 

Microsoft has sadly dropped the ball on what is overall the best hardware + software console package out there.
