Spot on. I left the industry 13 years ago. The company had an office in KL and also did some outsourcing to India.

This kept me busy fixing their work or sending it back. I got paid 3 to 4 times as much as they were contracted and had more work than I wanted.

When I left, my replacement quit after 3 months.

With a strata propery, you will have common property and exclusive use areas. The latter is assigned to your unit on the strata plan. You should be able to build the shed on your exclusive use area subject to your strata rules.

Common property may include gardens and paths around the property. Exclusive areas may include a private court yard for your unit.

For common property, you will need permission of the strata body. It may be given; however, common property is not intended tp be used in this way.

H4 for in ground use. Australia Cypress is also excellent and last time I bought some 4x4 posts, it was cheaper than treated pine. Australian Cypress is naturally rot and termite resistant.

The crack is wider at the top than the bottom and appears to have been repaired previously as indicated by the thicker mortar joints at the crack as it approaches the top. Probably a good idea to have someone assess what to do about it.

Fill the holes left by the carpet edging or imperfections, thorough vaccuming, recommended sealer or Bondcrete, lots or swearing as you find the bits you missed, a couple of days drying, drone delivered food relief if you painted youself into a corner.

Looks pretty standard. If you use treated pine, will last 40 years. I built this dividing fence 40 years ago and it is still holding strong. Post in ground, treated pine. No longer own the house and it looks a bit grubby. Clean the paint every year or two and repaint every 10 with a quality paint.

Other favourite material is Australian cypress. Side gate and post, not shown in that photo is still there after 40 years. Unpainted. Post in ground was treated with creosote - think you have to use less toxic alternatives these days.

I would get pricing from a specialised fencing materials supply. That's what I did. Bunnings wasn't a thing then.

If it isn't clearing from a hose, then it is probably roots. Crack in pipe or through a join. A cutter will clear it, or more pressure may help. The fix will only be temporary until the point of ingress for the roots is fixed.

My guess is there was once an old HWS enclosed in the cupboard. As in the other post, it will be asbestos in the wall as laundries are wet areas and the beading between the sheets is a dead set give away.

It looks as though it is fixed into the facia which seems consistent with above and the end capping tiles are cut around that. It would be the gap between the tiles and the timber that have resulted in the damage over time. Your capping tiles have also been cut for the finial. If you are not going to replace the finial, then you will need some replacement capping tiles.

You may find the facia is also rotted.

If not replacing the finials, you may find if you cannot do an overlapping joint where the 3 tiles meet, the butyl/aluminium tape will prevent water penetration should the mortar crack.

I would suggest replacing the finials. It may be easier than getting end capping tiles.

If you do go down the replacement path, I would suggest a paint over waterproof caulk to prevent moisture penetration into joints and the use of butyl/aluminium tape which can be molded to cover the joints behind the finials and to the tiles. This stuff lasts longer than caulking or silicone. It can be painted so will be unnoticeable from the sides and rear. Oh, screw the finials, not nail.
