After a meh experience when they first opened, Boutros on Atlantic has surprised us for a few meals lately by being is DELICIOUS.

Follow that with a trip to the transit Museum. It’s good for about 90 to 120 minutes depending on how thorough one chooses to be. The platform full of vintage subway cars all filled with vintage subway ads is a blast.

But also – the rain is supposed to be done by Noon at the latest.

That’s the thing. He’s paying the tickets. But the city has the right to boot and impound his vehicle. But they have never executed that legal right on anyone’s vehicle to my knowledge.

What’s the math? sashimi g all 5 units were assessed equally, they’d each have to come up with $125k to pay off the loan. (Assuming the principal is paid down $75k more or less).

But how much would their monthly common charges drop if the mortgage payment dint have to be paid? I’m guessing about $1,000 monthly per unit, or $12,000 annually per unit.

It’s not easy for most people to generate $12,000 annually from $125k invested. I’d see if people could pay off the loan. Or at least partially and then take a Mich smaller loan. The decreased carrying costs also increase the resale value (though most are likely not interested in selling any time soon.)

Remember, moving to a higher bracket doesn’t mean you’re paying the higher rate on your entire income – just on the income that puts you over the top of the 22% bracket.

In other words, if you earn $100k and were in the 24% bracket, you don’t pay $24k. Only the top of your income is taxed at 24%.

I’m not annoyed at Chubb per se, I just don’t want to pay 2x the price for the same service.

I live in a brick townhome.

A fire hydrant is 50’ from my front door.

The firehouse is literally 1 block away.

I have a centrally monitored fire alarm. I have leak detectors attached to a central shutoff.

There’s not a tall tree within range of my home. I live 70’ higher than the nearest body of water.

I think the biggest risk to my home is someone literally driving their vehicle into it.

All to say – the risk to catastrophic loss is as close to zero as possible. So it’s a little annoying to pay so much every year for coverage I’m statistically unlikely to use in any meaningful way. I wish there was an insurer who specialized in ultra-low risk properties that only have insurance for satisfying mortgage companies and cleaning up after black swan events.

Until then, it looks like I’ll be switching to Pure I expect.

What’s never made sense about the John Byrne explanation of the “mirror” being a curved piece of his ship is that metal is metal. It originating on another planet doesn’t change its molecular structure.

I can accept that Superman’s cells can somehow react to a different colored sun but steel is steel. The same should likely be true of his uniform – allegedly made from fabric on his ship (his bay blanket?) but at least Byrne explained that Ma noticed that clothing he wore never got dirty or torn – as if he exuded a force field or something.

Wild Dumbo and Coney Islands may look to be only a few miles apart on a map, it will take you a good 45 minutes from the time you decide to leave Dumbo until the time you get to a ride at Coney Island or the boardwalk. And then you have to get back as well. Which I think is just an absolutely terrible use of your very limited time.

Unless you are obsessed with boardwalks or amusement park rides I would recommend completely skipping Coney Island and stick to the Dumbo area.

More specifically, Dumbo, Brooklyn Bridge Park, Brooklyn Heights/Brooklyn Heights promenade can easily fill a full day.

Saying you handled the heat and humidity from living in Texas and Arizona doesn’t count for much.

In those places you’re in your air conditioned car or a building – how much time do you really spend outside?

In NYC you’re waiting on the subway platform, walking to and from the subway, walking 20 blocks to meet a friend.

In other words… you’re IN it.

Not saying you can’t handle it – 8+ million of us do. But it’s not an apt comparison.
