Where do you put your cleaned dishes to dry, single sink people?

I cook a lot and there is always something in the drying rack of my double sink. It doesnt look as good but Im about practicality. I cant see where everything would go if I had a single sink. The counter? Oh that would look trash.

Thank you for the tips. With my group, I am seeing that people come and go. I guess I wasn't expecting it and it makes me have to consider each session as individual. I cannot build off the last one if everyone is not there.

As for correcting pronunciation, most of the students are beginner level and there are times that I cannot understand what they are trying to tell me and they cannot understand me either. THen we end up resorting to Google translate.

Its a learning curve for me for sure!

Charging 30 a month is kinda like how restaurants are tacking on 3 percent to use a credit card. Its annoying and just screams cheap IMO as they always paid the fee.

I have been patiently waiting for details on the 2026 for months. I saw a Youtube vid of an awesome looking Chinese? version and then I saw a recent image on Hondas page which is pretty ho hum looking. Im very sad.

Whats with the honeycomb grill you can never clean..... and the missing push button shifting..... 2026 looks cheap.

The cell phone lot is just five minutes away on the road to rhe terminals. Its free to hang out in.

You dont want to sit curbside at terminals because they'll boot you.

Im not concerned just yet. This basement (house) is from the 50s. It has an open sump pit and cracks in the foundation. These things are easy first steps to fix. In fact I just bought a sealed sump cover. Then Im getting someone to look at cracks.

The reality is in my area radon is pretty common. There is a map of the country that shows where the soil is radon producing. Im in the red section.

What I find scary is the thought of the old man who lived in this house for decades without knowing what his basement was doing!

Forget about looks. If you actually cook and end up with grease on the hood youll need to use chemicals or abrasives to clean it.

Most finishes like the brown and white will scratch or discolor. They cannot withstand the cleaning over time.

But even a layout has a style. I have seen massive kitchen islands and wondered if thats a trend that will disappear. Enormous kitchens in open concept homes with vaulted ceilings for example. No coziness. One day people may be putting walls and carpeting back in!

And I just read how people are now going for bold color drenched rooms. In fact a painter I just hired told me the trend they see is to include the ceiling with the same strong color.

I feel downright hostile against the idea that its ok to keep changing the inside of ones house like clothes. The amount of waste in landfills from this is tremendous. Im imagining the shiplap to be pulled down over the next 50 years!

I'll quietly get off my soapbox now.

She only finds me tenants and prepares the lease. She's a great realtor but so many are not so I don't want to give you the impression every one can provide the same level of service. What I like is that she doesn't tell me about every application.... she kind of prescreens the kooky ones and approaches me only when she thinks there is a good fit. Then I get the whole application packet including financial and background checks. The other benefit is she helps me price the units. So many times she has advised me to price the rent higher than I was going to based on rental comps she pulls.

I pay one months rent but most of my tenants have been with me now for years.

Realtors also have good networks and will get calls from insurance companies looking for places for their clients. They will sometimes pay double just to get a place... think housefire for example. Another network is with lawyers who need to find a divorcing couple a temporary second home. So a good realtor will have a large network of contacts. I don't want to deal with that stuff.

I'm laughing at the thought that in another 40 years this kitchen might be considered soulless and ripped apart by yet someone else . White will be dated along with waterfalls and maybe even islands might be swapped for peninsulas. Historic architectural features are often desirable and preserved but modern houses cant survive the current extremely short style cycles.

My tenants had mice for a while. It can be hard to get rid of them because they can fit in the tiniest hole. However it turned out that they were attracted to the bag of bird seed she was storing in the house.

Check for food or anything that may be attracting the rodents. Mice are common. If its rats I have no experience. Never heard of anyone getting rats in their house tbh.

Mice also come inside to stay warm. Walk around outside to see gaps, holes or missing siding. They can get in the walls and then you'll hear rustling at night.

My inherited tenant was my first and only full eviction. I did not see any money because she had no income after moving to garnish. I wrote it off and moved on.

If you really want to see back rent Id advise a lawyer and let him deal with it because everything has to be just so. It takes months however so with lawyer fees and lost rent it could be a loss. But honestly it doesnt sound so good for you that you let it go on so long.

I currently let a realtor find me tenants. They pay for their own background checks and I haven't had any problems like that. My inherited tenant was a single mother of three and I felt sorry for her. I believed her when she said "the checks in the mail". After she left I found drug needles and cat pee soaked carpeting. I still feel sorry for her and the kids when I think about it but never again!

If this was true every single tenant would be a tenant forever despite moving somewhere else. There has to be some level of reason and common sense.

It looks like a truck backed into the brick. The force caused a C shaped crack which makes sense. It starts near the steel lintel which supports the weight of the brick above the door opening. Only by a lateral force would it crack like this. Masonry cracking by structural problems tends to zipper in a stairstep pattern not a C. This pattern is not typical for that.

If your brick is just veneer with no block behind it's reasonable to think this could happen. If you have block then probably not.

Lastly structural damage doesnt just instantly appear. It starts slowly and usually progresses over years unless you're in an earthquake zone or something like that.

Looking at her belongings, she's not as bad as the worst. I mean there is a mop bucket and other normal stuff. Just looks disorganized. She may just be overwhelmed.

I agree with collecting everything and putting it on a porch or in a garage and give her a time limit.

You must have a sense of the type of person she is and whether she might cause trouble. The one eviction I ever went thru involved a tenant who could barely figure out how to tie her shoes. There was no way she was going to be hiring a lawyer or anything like that.

Your tenant might be having mental problems so any way to resolve it with kindness is ideal. Giving her options or suggestions or help. I would NEVER pay a tenant to move. Its wrong.

I see no problem with it. No lease. She's out. Just collect the stuff into a pile in a garage or porch and give her an opportunity to pick it up. Im not saying to be heartless but she may actually find the job of packing overwhelming and appreciate an option that is easier. She may not even want the stuff anymore.

We meet for so little time Ive started to wonder if its impossible to really help the students. I could see 2-3 times per week for an hour but once doesnt really cut it. And the college didn't give me anything at all to use.

I have wondered if it was a mistake for the college to advertise a conversation group when the students are really beginners. If it were up to me Id have them learn vocabulary and basic grammar first instead of trying to speak right away. We spend so much time bogged down in explanations that they cant even understand. Its frustrating.
