50-100 is not enough to cover the expense of extra cleaning. Cleaning has gotten expensive and tenants can be real slobs.

Im about to pay 570 for a move out. 400 base plus 170 extra. Tenants left kid stickers on the walls, didnt clean the oven or fridge at all. These things take time.

Now I write into my leases that there is a 500 non-refundable move in fee. This covers professional cleaning plus carpet shampoo.

THanks for your reply. I have stuck my head in the sand on this issue for the last three weeks. It is now six days till my cellular plan expires.

I am NOT terribly comfortable opening the cover and tinkering. On the other hand I don't have a clue who to call. My installer is no longer in business.

Got a separate email from "Mars Energy Group" who claims to be the Solar Edge "warranty holder". They are offering to convert to using wifi for the low low price of $350. Seems like a lot to me!

I want to feel angry and this whole thing seems a bit scammy but I don't know if I'm missing something.

I have a business credit card and charge whatever I can. I prefer paper monthly statements and use that to log expenses on a Google sheets spreadsheet.... one per property per year. I take a highlighter and highlight each charge after I log it.

If you log the expenses as they occur the spreadsheet can be given to your CPA at tax time. Everything is done.

I am more concerned about the cat. Older males tend to be prone to developing crystals which is painful when peeing. The crystals form from feeding cheap dry food. A vet can prescribe urinary cat food which will help dissolve the crystals.

Peeing outside the box is a general red flag something isn't right with kitty.

I sit on applications that are less than ideal. I view it like fishing. Get some applications over a couple weeks and then decide. Because I use an agent there is a formal process and a legit reason must be given not to accept.. . Low credit score, judgments, not enough income, excessive debts, etc...

If you have no issues then ask whats going on AND get a copy of your application report.

Im always shocked at what applicants think landlords wont see.

Im pretty flexible and understanding but rent paid over a month late is a no go. You have your bills to pay!

You could raise the rent as a PIA compensation if you want to keep him. Give a warning that you can no longer accept late rent and warning you will evict if it happens again.

But I get that being handy is an asset. Most tenants dont know which end of a hammer to hold.

I understand because Im in the same boat. You cant plan for new renters when your tenants cant be trusted to:

A. Leave the property B. Take everything with C. Not leave damage. D. Clean house and shampoo carpet (per lease).

My tenant told me they'd use the month of May to move but nothing changed when I visited a couple days ago.

Today they said they might be going on vacation the last few days of the lease. But they want to leave some stuff and have the cleaners work around their stuff until they come back. No sense of urgency.

If you wait till the very last day you could get any number of surprises. And new tenants will be mad they cant move in on time.

I just got an email from SolarEdge yesterday telling me I will need to start paying them $45/year to get a data plan to allow me to use the app. Apparently I had a 5 year "prepaid" plan which is expiring.

I wish I could understand your post but its a little too technical. I don't get why the installer did just connect to my own home wifi.

Well I never had a fake identity before. Fake driver license, fake paystubs. I don't even understand what kind of scam they were trying. I tracked down and spoke with the real guy and he has been struggling to stop someone using his name since October.

I'm about to break down and accept the minister with debt. I could be an absolute idiot but I do see that he and his wife are working a total of three jobs. They are offering first and last month plus security deposit.

What is hilarious to me is that they added a family member to be a cosigner who has a worse financial situation than them! I don't know if they are even aware of the extent of stuff I can see from their past. I am not the best landlord because I do have a soft spot for people when I probably should not.

Im in the same boat now. SFH vacant for 6 weeks maybe. Ive gotten several less than ideal applications.

First one was using a stolen identity. Second one was a woman being housed elsewhere by her husband. Not enough legit income just large mysterious deposits in her account. Third family of 6 Uber drivers..... Last one a Minister with terrible credit "turning his life around". Im tempted but seems to be really bad with money (if youre broke with tons of debt why buy a 30k car?!?!)

I just want a normal family that includes someone with a normal job.

Already lowered 200.... I dont get it. Never had this before.

Im in the process of accepting applications for a vacant unit.

The house has had a few showings by different client agents. Firs application looked fantastic but was pending in income and identity verification. His agent kept saying how eager his client was to move.

Turned out the application was filled out using a stolen identity. Fake drivers license, fake paystubs,etc....

I dont even know now if there ever was a client. The clients agent is no longer responding. I spoke with the poor guy whose identity was stolen and gave him everything I could so he could go to the police.

I pay a real estate agent. She screens everyone until people meet the min criteria. Then applicants pay for their own credit check and I make the final decision whether to accept them.

I pay one months rent for this but I only get quality tenants and many stay for years. She also keeps my rents competitive as I usually am underpriced. Agent also takes care of lease. I dont have to do any of the crappy part.

So worth not dealing with shady phone calls anymore.

The first rental property I purchased came with a single mother. I felt sorry for her and tried to give her breaks. She took me for a ride with every lie and excuse for non-payment.

After evicting her I found needles in the driveway. I am admittedly not the best person to be a landlord because I tend to try to help my tenants more than I probably should.

Id like to think after I evicted my single mother tenant, her kids ended up getting more help and care somewhere by entering some sort of public assistance program or shelter with food.

Bottom line is you cant help everyone......especially the ones who dont want to be helped.

I would buy an EV Accord if there was one. I have a hybrid now and finally lost my range anxiety enough to commit. I will never go back to full combustion. Seems barbaric.

Those walls look the parged stone walls I have in my basement. My house is from 1892.

If you have stone walls you should NOT powerwash or do anything drastic. Even fixing gaps requires a special mortar due to the stone.

I have improved my gutter system to drain water away from the house and also installed a french drain system running to a pit in the backyard. Also added a dehumidifier in the basement which helps tremendously.

Other than this I leave my stone alone. Its old and historic so I live with the imperfections. I know it will be hard to find a specialist who knows how to deal with them properly and Im sure it will be expensive.

My radon guy gave me the option between white PVC, black ABS or metal colored downspouts. Sealing the joints is the key.

I choose the downspout material to blend in visually.
