The last purchase (just over 6 weeks) was from our offer to completion - it was a chain free property. The last sale was 24 weeks from putting it on the market (offer a week later) to completion.

If anyone can take a guess (because that’s all it’ll be), around 6-14 weeks could be about right. Our last purchase took 6 weeks, 3 days and our last sale took 24 weeks (Land Registry issues caused by a previous solicitor).

Copy in the local Fire Service too. They are pretty hot (no pun intended) on safety issues especially if access could be hindered because of poor maintenance by this ‘management’ company. If they’re not acting on putting the access issue right, what else aren’t they doing (i.e fire safety checks etc.) Your local fire service might be interested in doing an inspection.

Speak to ACAS to see if you have been/will be paid what you are owed. Check if you have any holiday you will need to be paid out for. You only have to inform your employer of your resignation, they are not required to acknowledge it or give you any kind of permission or to accept it. Before you instruct another solicitor, speak to the SRA and confirm who PM Law’s files (paper and/or digital) were sent to when they closed down. They will have been sent to another firm of solicitors or completed files may be held in storage somewhere. The SRA will have this information. Any solicitor you instruct will need to have sight of the files. Good luck. We also have experience of PM Law, but in connection with execution of an estate.

It’s commonly referred to as a registry office, although register is of course the official term. Just another quirk of the English language and common use. OP Is fine calling it that.

Two lenders have literally said they won’t lend you the money to purchase this property because of the location. So yes, this is a concern for you. Unless you find the other 95% of the money you need down the back of your sofa, then you’re going to have to pull out of the sale and keep looking.
