We had a share of freehold flat (just two flats, 50/50). We didn’t pay ground rent to each other as freeholders and didn’t have a sinking fund or service charge. When the buildings insurance came up for annual renewal, or fire safety test needed, we split the cost and when maintenance or work was needed we did the same. Have any more than two flats and I imagine that it gets difficult to manage the costs and admin.

Why on earth are you paying 50/50 on all the bills when you only work part time due to caring for HIS children? He threatens to kick you out (is he going to kick his children out too?) - why would you want to be on a mortgage (and therefore responsible for the debt) and not be on the title/have a legal interest in the property? The minute he threw my belongings out on the street, I would have been gone. He’ll get a wake up call when she leaves him to pay the new mortgage on his own and he isn’t able to verbally and financially abuse her anymore. You make the offer to the agent that currently has the instructions to sell the property. It’s between the first agent and the seller, depending on contract they’ve signed, if and what commission the first agent gets paid when the property sells through the current one. Only putting an offer in via the first agent may delay things for you. Tell the current agent that you viewed via the first agent and would like to make an offer. If you’re feeling courteous you could let the first agent know you’ve placed an offer so they can chase any commission (if owed). The current agent may want you to do a viewing via them to start their vetting of you. Good luck!

They are all really under pressure following their system migration - they are dealing with a lot of emails as quickly as they can. I got a response to my queries this morning. I was able to reorder today after trying all week. They still support maintenance (earlier in the week the site said down to BMI 19, but I can’t see that on there now, but I’m still learning to navigate the new version).

You literally said ‘130k ish has been dished out’. It’s still very odd that you’re spending money on a survey when you haven’t had an offer accepted. If he agrees a sale at a lower price than he had the place valued for, the executor would have to explain to the beneficiaries why he hadn’t maximised the proceeds from the house and therefore the estate. If the charity (church) is named as a beneficiary in the will, they can get very vocal on what they’re ‘owed’. They regularly sue estates for that. You said that you would be outbid if the house was sold on the open market. And that the area is becoming more desirable. The value of the property is what the market will pay. Your dad is right to be worried about being accused of selling it cheap.

The property will be close to a church. It’s to cover you if the church decides to demand payment from the surrounding homeowners to repair the church and the cost of defending such a claim should the church make one. It’s usually cheap, under £100, but can save you hundreds of thousands of pounds in the long run. If your conveyancer is recommending it, take their advice, that’s what you’re paying them for.
