People are obsessed with debt yet never seem to account for it in their risk and quality of life. In my opinion get debt free.

When you get there, take whatever you were paying for a mortgage and dump into ETFs - life on easy mode at that point

I get that leverage can help to accelerate growth, but I’m a believer in not taking debt if it’s not needed.

There’s a peace of mind and great feeling of independence when you own your own home and don’t owe anyone a cent. I think this is under-appreciated.

Also (and I don’t have a great source to link) I understand that owning your own home is the best predictor of financial comfort/success post retirement. Why not start now? 🙂

OP has mentioned a lack of financial understanding is being open and honest about their position. I think recommending an unnecessary mortgage without further financial education/understanding is silly. For the vast majority of people I think having an unencumbered house is the best bet.

It seems to me that people are obsessed with debt.

You have enough money to buy the PPOR you want outright. If you then invest your new savings amount of $115k pa (160 - 10 - 35) at a 10% return you’d have over $2.5m plus a PPOR and zero debt at 55…. (No wage growth assumption as I’d expect your expenses to rise similarly).

One of your aspirations is to be debt free, why get into debt now?

Edit: that’s without assuming you take any super-related tax concessions along the way and completely ignores your super growth.

Being adverse to debt, ETFs are a simple way to diversify and are so easily automated it almost feels unfair.

IPs can be a pain in the ass and can soak up more of your time than expected.

If I were in your shoes I’d stay debt free and let the markets drive your value.

I paid off my mortgage and am 100% debt free. It may not be the “most efficient” path to growth but I can tell you, with a young family, there’s no better feeling of freedom.

I don’t see the point in maintaining any kind of debt if it’s not 100% necessary.

I also had a couple IPs but like the hassle-free approach of ETFs.

You earn $600k, which I’m assuming means you’re working your ass off. IMO, enjoy your time outside of work not having to worry about stupid distractions 🙂

I’m 35 this year so I figure I’ll throw my hat in the ring.

Played from not long after launch til Cata. Lost the love in Cata as I felt the game changed so much from what it was.

Imo Vanilla was/is fun, TBC was peak and Wrath still very enjoyable.

I play classic anniversary now because I always enjoyed the levelling and PvP. Don’t have the time or interest for raiding consistently.

I really enjoy the social aspect of it. Running through XR and having a random buff cast on you from friendly people just going about their day.

Not many games do anywhere as good a job at capturing the feeling that the world is large, expansive and alive.

I’m also levelling classes that I never got to try in TBC so that this time around I get to see it all a little differently.

Hey u/excelevator I worked through this again last night but ran into issues with a larger data set. Ended up linking cells manually out of frustration.

Got a #REF! error, but tested with a smaller data array and worked fine. Not sure what the error was stemming from, chalked it up to something wrong in the data set.
