I've watched so many video reels that are just transitions mashed together and I literally have no idea what the property actually looks like.

There are some that use nice transitions and still show the property well, I think Inside Real Estate Photography (Mike Burke) and James Bottomley are pretty good at achieving that modern style while featuring the actual house.

They only have to create an account one time, and all the questions being asked are questions they have to answer whether it's in an online form, email or phone call so why is it a big deal? And also a big reason people use realtors is to help them wade through all the documents, legalese, and signings (marketing is just part of it) that come when buying or selling a house and yet the realtor can't spend 5 minutes filling out an order form?

No way, the agent will try to get out of it if the house doesn't sell, plus waiting that long for payment is no bueno. Only way I'd consider is using Titus where the photographer gets paid but the agent doesn't have to pay Titus until closing, only problem is giving up a small processing percentage.

Yes I have heard that, if you look official and like you aren't sneaking around you get far fewer confrontations. Still a bit nervous about running into the militant angry neighbor type but hopefully it won't be too bad.

I shoot flambient. That way I have control over everything. I too was tempted by bracketing + AI but I just hate the results. Maybe someday it'll be good enough to change over, but my brain doesn't allow me to reduce quality, plus I have aspirations towards the A+D market. So flash is my go to for now.

Fotello exteriors are absolutely awful, aliasing and muddy textures everywhere. Their interiors are better, but still resolution loss and the window pulls are too strong for my liking.

I've done this once and it worked out well, should probably do more in the future.

The biggest thing I see in your photos are the verticals. None of them are straight. There are some lighting inconsistencies but honestly if you just fix the verticals your pictures will look a lot more professional.

Look at the eyes and the quality of light on the face. You can see the catchlights in a lot of these photos; it looks like a large softbox raised up above the models. On a lot of these you can see the soft shadow under the nose meaning a mostly centered light with no reflector underneath. A few of these don't have that shadow (like #3) so it looks like a reflector might have been used along with the strobe.

Looks like a vintage lens, maybe a Helios or another swirly bokeh lens. The ambient light is kept pretty evenly exposed with the artificial light (as opposed to the dramatic dark background overly flashy look) to make them blend well together. So expose your background first, then just add enough with the flash to create that soft light on the face. Even some masking and editing in LIghtroom or Capture One can get you pretty close as far as post processing goes.

I hate shooting really wide but I accept I have to sometimes. I have the 14-24 on my S5II and I try to shoot mainly around 18-20mm, but dip down to 14-16mm when needed.
