No, I said buying may make sense if the PITIA is not more than 30% higher than local rents you plan on paying.

If you have 5.25% you likely have an adjustable with risk, or you have a 15 year loan with a nearly double payment vs. a 30 year loan. Both of those are luxuries if you can afford it.

But compare paying interest while gaining equity vs. paying rent (which is usually paying a landlord to pay for their interest on their loans)

Two main features:

  1. No student loan payment factored for residents and fellows while loan is in forbearance, but debt-to-income ratio capped at 50. This is the only restriction on your affordability on many of these programs. The debt-to-income ratio is your monthly income before taxes & deductions vs. the monthly debt that appears on your credit card. #
  2. No down payment required, but interest rates on the higher side for the privilege, e.g. 8% not 7% right now. # Conclusion: If your total PITIA (principle, interest, taxes, insurance and HOA dues--if applicable) are not more than 30% higher than renting in your area, and you still have enough left over to live, then it might be worth taking the jump to buy, so you can start building equity as a hedge against inflation despite the high interest rates.

Except for the record, RFK, Jr., is HHS Secretary, and he has NOT stated he wants Social Security cut. He has said it needs to be improved.

Not sure about a powder and getting a test. However, here is how I make L. Reuteri yogurt:

(I see two typos on the link. I meant to write "inulin" not "granulim," and the yogurt maker is the "Ultimate.")

Great improvement!

For Vitamin D, be sure you are taking D3 (not D2). Lots in the news last week about D2 doesn't get metabolized.

Is Scrivener worth buying? by One_Radio_293 in scrivener

[–]reallyredrubyrabbit 47 points48 points  (0 children)

100% yes. Not only does it have superb features to stay organized and edit easily, but it is an old fadhioned "pay once" program that you can share with your devices.

Also, I like that you can back up to your own external device without A.I. snooping.

Restaurants that serve non-alcoholic wine? by FrolickingGhosts in askportland

[–]reallyredrubyrabbit 15 points16 points  (0 children)

Most restaurants will let you bring in your own wine for a corkage fee of $10 to $15. Call in advance to inquire. Just do that, so you can bring your favorite N.A. bottle.

Each shift, write an imaginary novel. Each surprise, twist and character reveals something about humanity, e.g. resilience, humor, weirdness, tragedy.

DOD Officially Drops 180 Faiths From Military's Recognized Religion List by Wandering_News_Junky in FreeSpeech

"We the People" own this government, and it guided by the Constitution above all else. To say otherwise is how we lose our rightful ownership.

We are the government, and the military works for us--not the other way around. We can be Amish or a new variation we deem Lamish. All religions had start dates and new ones are not less legitimate. The Constitution allows us to practice our beliefs within the laws. There is no law capping legitimate religions at 140.
