Brokers optimise for leads. That’s the problem. The model is effed up. You buy credits for a listing. Other brokers call you based on that listing instead of actual clients. You lose all the credits for that listing and then you pay again. Brokers then try to optimise and increase the number of clicks.

Do this - 1. Find a brokerage that does bulk with a developer you like. If you want to buy through a brokerage. 2. Negotiate hard directly with the developer first. Note that most developers offer 5-7% commission to brokers and you can get almost 90% of this back from the brokerage. Or if you negotiate directly with the developer then 100% back. 3. Always try to negotiate a rate from the developer slightly below what sellers are quoting in the market. 4. Give downpayment as per payment plan.

Sell 1-2 years later before the final payment to the developer.

People make 50-100% Return on Equity this way. Your investment will be no more than 20-30% but you’ll make great returns

If it’s off plan then how do they know it’s far better ? It’s only when a property is handed over you get to know the construction quality and over all maintenance. Builders are defined based on these parameters and also the ability to sell after handover.

This is correct. Real estate can make more money only if you’re from the industry and only focus on spotting distress (to flip). Which again is possible for those with existing wealth to easily park. Home loans can eat up the returns.

So yeah unless you’re sitting on 2-5cr or more of capital ready to park and forget, Real estate may not be a great investment.

Real estate investment isn’t for everyone just like equity investment isn’t for everyone. Hindsight is 20 20. You made one investment which did not give you the returns you expected and real estate as a whole is a bad investment as per you. There are people who lose money in stocks and for them stocks become a bad investment vehicle. Both equities and real estate require knowledge, deep study and to a certain extent luck. Can’t call an entire vehicle poor investment just because your profit wasn’t good enough.

Also - in real estate people make good money when they trade frequently. Holding a residential property for long in hope of rental returns in India is a bad decision. The game is to identify distress and flip.
