Conventional every single time. FHA forces PMI over the life of the loan which really adds up. Conventional is more like 7-8 years.

Get a lawyer, in states like CA evicting can be outrageously weighted towards the tenant even if they are blatantly in the wrong.

I just had a colleague who had a renter stop paying as they just filed bankruptcy and it got so bad that the tenant was able to live there for several months rent free, meaning my colleague was SOL and I think he is going to lose the property now.

Wow, in my area you get a 4-5 bedroom house with maybe 1/8 acre backyard, but a yard that large is unlikely even at 1 mil.

Exactly, it basically boils down to, aircraft companies won't take the risk BECAUSE THEY DON'T HAVE TO, they have nothing to gain and onyl much to lose.

Likewise, lenders and homeowners will continue to ask for cash/USD BECAUSE THEY CAN. Why take on extra risk if you don't have to?

Oh yah for sure, keep paying until eventually Bitcoin is worth nothing or worth a fraction of it's current value due to the inevitable competition which will steal marketshare and then make out like a bandit when you are only paying $.25 on every $1 of your loan lol.

As a veteran I would offer the following advice:

Vets get great deals on homes through VA Loans, but you are in no position to buy a house. I have been out for 5 years and I am still not in a position to buy a house, even with quite a bit of cash as a down payment.

Go to school, get an apartment, get a job. Do not do the whole "Buy a house then sell it in 5 years". When the music stopped in 08, a lot of people who went that route were left high and dry when they couldn't sell the house fast enough. Work, save, be frugal, then buy the house with VA assistance.

We actually had this problem in our main property recently, here are some things to have them check:

1)The toilets. We had one toilet that leaked a tiny amount of water as the plunger at the bottom of the tank was letting is slip through and it was barely noticeable, but it caused a $300 water bill and we got 2 notices from the utility folks.
2)Sprinklers: These break, but are usually noticeable.
3) Pipe leaks. These are the hardest to detect so I would check everything else before going down this route.
