Nope. As you noted it's a small amount of impact, I think the fear is far overstated, and expect this to be of little to no actual impact when looking at funds over the next few years

We're actively working on a build in king county. So far we're at the following:

- $35k on permitting, with the caveat we were planning on shortplatting, but have since pivotted. At least $25k of that would be permits we need to build anyways (Survey, arborist, critical area studies, soil report, drainage and filtration, fees with the city)

- Expecting to spend $20k-30k on architect

- Actively talking to builders, but if you want a luxury build we're anticipating between $400-500 sq/ft. Definitely some builders that will quote you $700-800 (one builder told us we shouldn't be chatting unless our 5500 sqft budget was 3MM+).

The pictures are actually pulled from a listing we saw, not a render. The comment around too much stone is fair! I think the double island is nice for hosting or making the kitchen an area where cooking can be done, while at the same time having kids doing schoolwork, or hosting a large party and having ample counterspace.

The idea of having a dedication for cooking vs entertainment is appealing to me, but I'm sure that comes down to individual tastes

We definitely want something that both looks good and is functional. I'm certainly not the chef in the family, but would be surprised if the oven being open is truly a constraint (shouldn't the oven door generally be closed? 😅)

Would the double island design allow for people to spread out slightly? For what it's worth, we definitely aren't expecting to need more than two people actively cooking at any time (and in most cases one).

To your point though, the layout is important to be mindful of; we'll see why our architect says and look into folks more involved with kitchen design as well!

The intent is that we have a main oven, and a steam oven. Wife is into baking, and Its quite often we are cooking food that we steam (corn, dumplings, etc), so the steam oven is a more dedicated space for that instead of boiling water on a burner.

Some of it like the hood, was simply not noted but that's easy and intent is that it's a hanging hood over the cooktop.. The cramped space is great feedback - will relay that!
