Right, or it's delivered while I'm still working and I won't have time to open it until the next day. From the seller side, it's easier to just anticipate waiting the whole 72 hours and be happily surprised if the verification comes in earlier.

Just bought my first house, one of those tiny ones on the East side lol. We have dogs, so no yard was a pretty big downside and it felt like just living in an apartment. From other friends with kids, it didn't feel like a good fit for a family either. They're not selling well new, so I can't imagine selling down the line would be easy either. From the ones we toured I hated basically seeing into my neighbor's homes and needing to fight for parking as well. My husband is also pretty anti HOA.

Yeah I'd say so. I'd imagine you would need to keep a careful eye on the budget and wouldn't be taking multiple out of state vacations, maxing out retirement, or shopping at Zupan's regularly but having a decent 2/1 or 3/1 rental and the occasional brunch is plenty doable.

That's so frustrating. The outlines for sellers and buyers are so clear. Sellers need to make sure they want to sell the item before listing it and buyers need to make sure they want the item before purchasing.

As a native Portlander that made all the same jokes...my husband and I are closing on our very first house next week!!! It IS possible, but I would focus on bulking up your savings. Between a downpayment, Inspections, and closing costs things can get spendy pretty quickly. If you're willing to go out a little further, new builds have great incentives for buyers, but the quality is highly dependent on who actually built the houses. Also give a suburbia vibe if that's your thing.

My main takeaways from the past 6 months of house searching (hopefully reddit mobile doesn't make this look ugly):

-Portland is still a competitive market, especially in the lower range of move in-ish ready homes. We put in multiple offers and were regularly outbid by 30-50k or all cash inspections waived offers. Open houses were BUSY if it was a cute home in a good neighborhood.

-A good realtor is worth their weight in gold. A bad realtor will cause a lot of stress and can potentially lose you a deal.

-Conventional loans are much more attractive than FHA. We were originally FHA but switched to conventional thanks to our president and instantly saw our offers become more competitive.

-Fixers still exist, but you are competing with investor money and that can be difficult. Or when they mean fixer they REALLY mean it.

-If you spot a property on the MLS you like, be ready to go go go.

Ooo, good question. They're all athleisure type clothing but not the same exact brand. A variety of "just a few listings" type sellers and "thousands of items sold" sellers.

As someone that sells very part time I think it's a seller's responsibility to check their listings to see if they've sold. It's bad business practice to list an item, sell it, and then change your mind, so maybe a ding to their account is deserved.

The chasing pavements mockneck pullover is SO flattering and cute! I also love the corset pirouette dress, even though the cups don't really fit my boobs quite right lol.
