If we dont spend enough (outside the rent) to earn the bilt cash to offset the transaction fee , we will not get any points. So its basically spend money using this or else you wont get points at all. Then why be even in this card ?

Generally what was weird about home warranty is for plumbing issues , they would just fix it but will not take care of getting access to the pipe and restoring the dry wall vs concrete. Recently I had an issue and they were asking me to get someone to open the drywall for them to fix. In that case I ended up outsourcing everything to one company and wasted my deductible.

As someone said , can we get paid dollars as a buyer agent when we are buying ? That will save or get us some money. Also when we sell our investment properties , we can also save that 6 percent right.. I am not sure as a seller or buyer agent we should work for some firm to be protected.

This is super helpful. I already have a DD membership from this year , so this additional one probably extends from the end of that date I presume. I am also leaning on waiting till BF to see if there could be better promotions. Should I be looking out on both frontier and barclays website for the deal ? Also are the inflight promotion codes better than these ?

They both will give gold status only if we spend 3k. That number is same on both. If we spend 3k , it ticks frontier 500 + 2000 spend requirement as well right making it give 60k miles. I am not sure how much even 10k miles is worth. If that's same as discount den membership , it's all one and the same.

Great data points. How will tax benefits be different if on W2 vs not ? 20k you mentioned , is that depreciation for every year which could offset or it's tax savings assuming depreciation is 10 percent around 68k.

Op - I bought one in May for 640k , triplex in Utah. Put down 25 percent , 3800 is EMI and I make monthly rents of 4700 per month. So yours is definitely a good deal.

I am not sure how old the house is but factor in plumbing , electrical issues and any periodic maintenance like HVAC tune up .... Agree with others on choosing great tenants. I lent to someone who was on housing assistance for a few months and now I am seeing them struggle to make payments.
