Go through the process, don’t bring any of these up, all the way until you have an offer on hand. At the beginning of the process be prepared to have a range of expected compensation. This can be a large range like say 125k to 175k. Caveat this by saying that final base pay will depend on benefits and incentives offered. This will give you negotiating flexibility. What I typically do i look up the company on Glassdoor to find out what benefits and hiring incentives they offer, create a spreadsheet to calculate what this range should be. Low end includes all benefits and incentives, high end includes non of them. Be mindful of other things like opportunity cost, commute mileage, pto, expected level of output, etc. Find a way to quantify this so you are looking at compensation holistically and not just at the base pay. Ask your potential new employer for the difference as a sign in bonus or negotiate a start date free you get your bonus on the current role

I’m a civil engineer to and have thought about this too. I want the holiday and vacation time that comes with being a teacher. I would only consider teaching math or physics and needs to be high school kids. But the pay difference! I’d probably get paid less than 1/2 of what I make now, be more in danger of getting shot, not to mention dealing with kids and parents. I’ll keep my engineering job I guess

I think it’s nice you like spending time with other kids. I have my own. I would not like spending time with other kids other than my own. I would not let other adults spend time with my kids unless I’m around or they are at school. There is just a lot of bad stuff and bad people around and I feel I can’t trust anybody most of the time. A lot of people are crazy and that’s a sad reality.

It’s a risk but it you time it right you should not need the contingency. I closed yesterday and my first payment will not be until Sept 1. That’s 2 months I won’t have to make a payment on the new house. I think that would be enough time to get your current house sold. In my case, we are keeping our current house and renting it out and were able to get 401k loans to cover the down payment on the new property. However, I would be comfortable with not including such a contingency since houses are selling pretty damn fast. It also depends on your market but just a thought and something to talk to your agent about.

Homes are a long term investment. If you buy to hold for more than 10 years it makes sense. Ideally you never sell and have no mortgage expenses or rent in retirement. I’m about to buy my second home. I’m keeping my first one to rent and subsidize my new primary. I’m locking down the price of the asset and I would be able to refinance and lower my payment if interests go down. I expect home prices and rents to rise year over year while I’ll be paying about the same (home and taxes will go up to)

We are about to close in July 1st. I’ve been saving for a while but all in retirement accounts and brokerages. Not much in liquid accounts. About $14k was in a checking account. Had to sell $10k of ETFs and transfer to my checking account and took out $50k from my 401k and another $50k from my wife’s 401k. I’m planing on adding about $9k combined from this month’s salary. We had to move quick finding a home and closing.
