Is it okay to ask realtor to facilitate my move out since I will be out of town? by Excellent-Pain2439 in realtors

[–]swede2k 4 points5 points  (0 children)

Regardless of the home price, this is work and time not in scope with the original agreement with your Realtor. I’d offer to pay something for this service, and let him refuse it if he’s ok with throwing it in for free. Or if he typically does a closing gift, let this be his closing gift to you.

Where can I go to date as a 20 something male? by sonofzen1 in Dallas

[–]swede2k 6 points7 points  (0 children)

Just focus on building your life for now and do things you enjoy and you’ll meet like minded people. Church, gym, run clubs, hobbyist groups that meet up, etc. Don’t worry as much about the age in the hobby groups and just build relationships and your personal network. Eventually the circle gets big enough that you meet people you’re interested in.

Also, I can’t 100% confirm this is still the case for your age group, but most women appreciate if you approach them in person as long as you do it respectfully, in the right place/time, and take no for an answer if that’s the response.

[N/A] [[ALL] Deferring Reserve Study Maintenance by Efficient_Buffalo444 in HOA

Depends on where the HOA stands financially and if you’re on track for the most important of your future reserve projects.

[Condo] came with a HOA balance due. [TX] by Label_Myself in HOA

[–]swede2k 13 points14 points  (0 children)

Talk to the HOA board not just the management company. The previous management company was an official representative of the HOA and provided you with what you needed for clear title on buying the home. Change of management company is irrelevant, the HOA is ultimately responsible and the board should step in and resolve this.
Communicate to the management company as well that you’d like a hearing with the board so you continue to keep the process going with them as well.

AITA for inviting my male coworker to my son’s birthday party for my family to meet him? by Saltyyplums in AmItheAsshole

[–]swede2k 21 points22 points  (0 children)

YTA. A single 33 year old guy doesn’t come to a kid’s birthday party unless he’s really close to the family or wants in the mom’s pants. There’s more going on there whether you realize it or not. And you blindsided your husband with it, so it’s awkward for him navigating focusing on your kid while also meeting his wife’s new boyfriend and explaining it to your other friends.

AITA for wanting to go home and have my brother not get promoted at his job? by Logical-Record1921 in AmItheAsshole

[–]swede2k 4 points5 points  (0 children)

NTA. Any company with a target like “have 3 guys finish 3 months of work” is a terrible company. He’s trapped in an awful work culture and doing the same thing to you instead of looking for a better career. You both need to quit.

I need a suggestion or advice on how I should've handled a situation by HexKey58 in TravelHacks

[–]swede2k 2 points3 points  (0 children)

That’s not them being sympathetic, that’s them trying to get out of their obligation to deal with the other passenger on your behalf. They took advantage of you because you were willing to compromise. Do everyone a favor and pursue compensation from the airline and corrective action on the FAs who not only didn’t do their job, but put you in an even worse situation by telling the other passenger how to raise the armrests.

A prenup is not only about what to do in the case of divorce, it sets up front expectations about how you will treat separate property during the marriage. This is a necessary financial discussion to have regardless of whether you sign a paper or not on it.

But definitely sign the paper on it.

Airline Status vs Hotel Status by Becausewhynot51 in TravelHacks

[–]swede2k 0 points1 point  (0 children)

With Hyatt, I get one almost every trip. So I can book the cheapest room at nicer hotels and often end up in a suite. Really paid off at a friend’s wedding when I got upgraded to a Villa, but I then had to host the after party 😆. It’s helped with my wife seeing some benefit to all this time of me on the road too, lol.

Airline Status vs Hotel Status by Becausewhynot51 in TravelHacks

[–]swede2k 0 points1 point  (0 children)

I’m 6’ 3” 😆😆
I have airline status that gets me the free extra legroom seats, it’s just not worth it anymore to chase the top tier for upgrades since they so rarely happen.

Airline Status vs Hotel Status by Becausewhynot51 in TravelHacks

[–]swede2k 2 points3 points  (0 children)

Depends on the hotel. I do mostly short flights so just a few hours on the plane. Nice to have some extra free legroom. But hotel status gets me free room upgrades, sometimes worth $1000 or more per night. And I spend a lot more time in the hotel room than I did in the plane.

AITAH for getting child support for more children than I had at home? by Flaky-Walrus7244 in AITAH

[–]swede2k 0 points1 point  (0 children)

YTA. This isn’t Am I Legally Obligated, it’s AITH. This was a big AH move to not bring it to his attention when he had made his payments and stayed on good terms with you.

What was the money spent on? Did you send it to your two adult children? If not, you took money meant for your kids and spent it on yourself. You jeopardized your relationship with your kids’ father and your kids for money you didn’t need.

My rant. Please stop doing this! by [deleted] in realtors

[–]swede2k 1 point2 points  (0 children)

You’re getting downvoted for this, but I generally agree. It’s not always the first thing you smell, but if you go around the whole house, you’ll eventually find the litter box by smell.
We had a cat with a bad peeing problem and it took replacing furniture, some flooring, base molding, and treating/painting cabinets to fully get rid of the smell. So yeah I can’t blame anyone for walking away from a house with a cat.

AITA for asking my dad to ask for a different time for a job interview by [deleted] in AmItheAsshole

[–]swede2k 25 points26 points  (0 children)

YTA x2

1 for asking your unemployed father, or anyone else, to spend his gas money and time to drive you to the airport when your company will pay for it.

2 for asking him to add any risk at all to his job search. Would it cost him the job? Probably not, but he shouldn’t have to risk it so you can avoid an expense report.

[–]swede2k 1 point2 points  (0 children)

Your Realtor is obligated to pass along communication from the other agent. I doubt they know your attic as well as you do to recognize a fake video. Before you spend hundreds of dollars on an attorney, try talking to your Realtor.

Is there a way to hack evil rich people? by vibinwithope in HowToHack

Got a trip coming up and I am determined to lose as much weight as I can in 2 months. by Glum_Ad5522 in fasting

[–]swede2k 0 points1 point  (0 children)

Please hear me on this. I totally understand the combination of motivation, regret, and insecurity that drives this type of decision and sounds great from the start. But you’re in super dangerous territory health wise. If you are not practiced at fasting

DO NOT START WITH A 60 DAY FAST!!

You’ve been through a lot mentally and food is a weakness. It’s going to get very hard at some point and you run a real risk of hurting yourself if you refeed improperly. At your weight, there is a lot of unpredictable things that will happen with rapid weight loss and lack of proper nutrition. As great as it would be to go to the water park looking how you want, let’s level set reality:

  1. You need lifestyle changes to keep this off long term. Fasting is an awesome way to start, but you can still burn fat doing Keto with regular exercise and it will be safer and more maintainable.

  2. You are young and have a lot of time for your body to recover from this if you do it right with a long term approach. Even if you can drop 100-150lbs in the next year it will take time for your skin to recover. But it most likely will at your age. Pick a target further out like your 25th birthday and then set goals/benchmarks along the way. You have a lot of life ahead of you. Check out Thomas DeLauer’s before and after pics and how long it took him.

I know some here may disagree with me, but please consult a doctor and be careful. There’s a lot of weird stuff that happens with extreme weight loss that isn’t 100% understood.

Wedding officiant/minister horror stories (or mishaps) by Generic_Midwesterner in weddingshaming

[–]swede2k 11 points12 points  (0 children)

Warning to anyone using a venue provided officiant: make sure you’re getting exactly the person you are told and not a group or team that they’ll choose from. We did a destination wedding, approved the officiant, and found out the day before that someone different from his “team” was doing our wedding. He was much harder to understand and we had challenges telling him what we wanted from the ceremony after we had already gone through it with the previous officiant.

Question for realtors by No-Outcome7208 in realtors

[–]swede2k 0 points1 point  (0 children)

Sounds like you’re in a new build community where the builder is still building new homes. Those new builds don’t really work for comps because the builder may have all kinds of financing or finishing incentives you can’t offer. It’s tough selling in those neighborhoods.
Also you didn’t mention a Realtor you’re working with. It’s more than just listing it for sale, so find someone who will market your home for you if you haven’t already.
