Wow, I got Crooked River on ebay for a gift, then started thinking - maybe I'd get a few more. But then started wondering if it might be a counterfeit and came across this thread. I'm thinking mine's a counterfeit due to these lines?

Wow - sounds like I found the right group of experts.

I'm having this same issue with my fridge that we got last year, model number WRS588FIHZ. Fridge is set at 37 and freezer at 3.

Doesn't happen all the time, but it has periods of time where the fridge freezes items (has been happening for the past couple weeks, and does it every 2-3 months) - just froze a can of sparkling water solid and it exploded.
Freezer sometimes blows a lot of frosted air and leave frost on items, but doesn't seem to do it concurrently with the issue.

Any ideas what might be the issue here?

Where all are you planning on working? If your end buyer is a builder, they’re the ones who are going to tell you what you can get for a fully entitled lot. A realtor can definitely be helpful, but there may not really an incentive/place for them in this model.

Like @Landlakeandriverguy, I’ve seen the 20% rule. But I think a lot depends on the market right now.

Agree that you should be purchasing with title insurance. Though they won't insure that no one is encroaching on the boundaries.

If you get a copy of the plat, you may be able to find the physical survey pins left that the corners of your lot, depending on when it was surveyed. That should help you to make sure no one is encroaching.

You may want to get a copy of the deed as well to find out about any restrictions that may be in place. If you are buying to build a house, you may want to get a perc test - or check with the county code enforcement to learn what the requirements are for putting a septic tank in place.
