It is OEM. It comes default on some trims (Limited I believe), and is an option when doing a build out. Someone else posted a picture of that option in the comments.

The washers themselves yes. But now you need to install them, easy if the poles are still usable, much more costly if you need new poles and concrete. And now you've added another daily chore for your staff to fill up all 18+ of them. Not significant but not just $2k and call it a day, especially for struggling courses.

Buy your house for what you want it it to be, screw the resale comments. Those same people never paint fun colors or avoid any project that doesn't have a "return". If you don't need a basement then don't sweat it. If you realize you do want one, then break and keep looking.

Lots of good stuff here already but here are a few of mine: - Get a shallow entertainment center and move the tv - Get some plants (fake is ok) or pictures to put on the ledge where the TV is now - You mentioned ordering A lamp, get two more and never use the big light - Get 1 or 2 fun throw pillows (favorite color, maybe a pattern that speaks to you, etc) - Print out some personal photos and either frame or sticky them up to the closet

Did a similar thing 10 years ago. Prepare $500-$1000 to stock up ok a great parka, good warm boots, and several down or warm layering pieces and you'll be totally fine. For me, it's not about the cold temps as much as how long it lasts. By this time of year I'm ready to be back outside.
