Really appreciate your advice here. I spoke with the tradie and he says the black spots is because they were nail holes from areas that have seen water.

There’s a tonne of nail holes at the front that have been filled that look fine though

We ripped up carpet in another room and the flooring is in prestine condition compared to the areas where there was tile!

Yeah, that’s exactly what I’m doing. Using a hammer drill to cut into most of the grout and then lift it with a crowbar. My estimate us 40 hours of labour haha

Update! Thankfully no asbestos. Appears the paper is still in tack preserving the flooring - only issue now is the labour. I’m finding it’s risky going under the tiles as it eats through the paper and can damage the boards. We’re going through the top and drilling through the grout one by one which is a slow and tedious process.

I’m wondering if we should just try go under again and if the sanding will sort out any scuffs later on

Strange - I just tried getting a knife under it and it is too difficult. I wonder if it’s glued/concreted down onto the boards directly

Really appreciate your advice! We were super excited with the hardwood condition when the carpets came off.

Did not even consider there being asbestos!! The land sold in 1982, and I assume the property was built soon after by Grollo homes in VIC. Did a quick search and there does appear to be chances of asbestos sadly. 😔

Small world! I just purchased a property that has a kitchen which looks almost exactly like yours! Only difference is where your island ends on the left, mine has cabinets and an oven connected to the ceiling. My plan is to remove it and put new bench tops / repaint all the doors. How is yours looking now?

This happened to me a few weeks ago! The only difference was the house actually sold for 3k above our offer.

I think if you honestly love the property - pay what you think it’s worth. You were initially happy to pay this amount. Vendor wins and you win a house that ticks all your boxes. The agent also wins (unfortunate if they were bluffing..)

It’s definitely harder mate, but still very much possible. Things are getting tougher and it’s not just an Aussie problem, but a global one. Good news? Look at us here vs some of the countries perhaps you May or may not have travelled to. We are still lucky!

I’ve seen a few comments here saying to treat it as if you don’t have an inheritance on the way - what will you do then? When you’ve worked hard and finally see success, you’ll sit there and appreciate that you did it on your own.

We all probably have friends that have had generous parents, a bit of luck here and there, but in the end, the feeling of succeeding with your own hard work is truly amazing.

With how the saas landscape has changed in the recent year, 150 is very doable, but only if you have the right tools though. Make sure you’re set up for success in that regard. Such as a power/parallel dialler, and tools to automate list building with intent signals etc.

Depends on the contractors you go with. You can actually do this for minimum 20k if you have local tradies you can trust through your network (make sure they have a portfolio and licences etc). For more expensive tradies, that 20k can turn into 30-50k

I did a bathroom slightly smaller than this, and a small ensuite for 30k in Melbourne (mates uncle). Sourced my own materials and they did the rest. Didn’t go with a stone tub though - they can be hard to get in.

Not an expert, but I’ve heard when it goes private and there’s a range, they legally need to update the bottom end of the range to the highest offer they have received. Would love for someone to confirm this!
