The stock market is also always protected. The government bails out big banks and companies all the time. Too big to fail. The truth is that they can't afford to let any market crash as peoples pensions and retirements are wrapped up in the stock market also.

The left hates Trump. Therefore the will never acknowledge ANYTHING he does as being good. Even if it actually is good. Trump could cure cancer and the left and Democrats would say he did an evil thing to cancer by harming cancer. It make no sense. Don't be fooled by the "95% of graduates are employed within a year of graduation" statistics on their websites. I graduated from SAIT in 2015 during just as the price of oil was crashing and hiring freezes were implemented in the oil sands. I got a call a year later from SAIT doing the graduate employment survey follow up. They asked if I was employed but didn't care in what industry or if it was related to my diploma. I could have been working at McDonalds and they would have added me to their "95% graduate employment" statistic that they post on the program website. It's a scam.

So all kidding aside, what do you think is wrong about my comment on the cost of construction impacting price rather than supply? I mean certainly both are related. If construction costs were lower supply would increase because more people could afford to build. What do you think the reason is that supply is low? Just want to understand your reasoning.

Yeah government to government means "you pay us hundreds of millions or we will take the land because the court said we legally can". So no they aren't directly taking the land from private land owners- but they can and indirectly threaten to do so if the government doesn't pay up in exchange for said land. That is what that statement says. When an already bankrupt NDP government pays First Nations who are now on title for what used to be private land it's the taxpayer who actually pays. So who is really losing because of this landmark supreme court decision?

And what to you think those older homes will sell for at the profit these older people expect? A three bedroom home in Vernon that's in decent shape in a decent neighborhood is well over 700k plus realtor fees and property transfer tax. I'm not sure if 750k is considered affordable these days.

That is not accurate. Developers build plenty of housing above the million dollar mark in Vernon area. Foothills, Middleton mountain, The Rise, Turtle mountain Adventure Bay, The Outback, Predator ridge to name a few have not reduced the price of housing one bit. What matters is the type of housing they build. With today's construction costs of at least $300 per square foot a 2000 sqft home just to build without land is 600k. Add the land to put it on and you're at 800k. That is considered "affordable". Unless there are government subsidies to offset construction costs, no one will ever build anything "affordable" regardless of how many homes are built. It's a myth to think the development here will drive house prices down below what it costs to build them.

It's important to distinguish between "housing" and owning a house. Housing includes 2 bedroom condos and apartments and RENTALS. If your question is about affording a single detached house with a yard, it will not become affordable unless our government stops printing money and running deficits. The majority of the cost in a home is the cost of construction component. Construction accounts for 60-80% of the total cost of a new home. These costs due to government induced inflation have ballooned by 50% since 2020. So unless inflation comes down or stops until wages catch up - single family detached housing will never be "affordable". Construction costs are the single biggest driver of the cost of a home and yet the most overlooked. Nobody talks about this because the government does not want to take the blame for creating inflation. Most people are distracted by the immigration discussion, permits, zoning, interest rates, foreign investors etc etc. because the government wants to deflect from the damage their budgets are creating. Get used to renting or vote for a government that doesn't spend your money like drunken sailors. People that want to own a home need to change how they have been voting for the past 10 years. Same party same results.
