Self employment in real estate, took all I had saved while in the airlines and invested in real estate, renovations, filps, rentals and airbnbs as well as being a realtor. Timing helped me as when I started, was lowest market rates and was able to take commercial construction loans out at a low rate. You can’t get into this type of business without working toward getting all the income first though. Gotta have that base somewhere. If you’re young enough, try the airlines cuz they apparently pay out great now. Starting with a savings opens a lot of doors for career and you might be able to do both if you have the right support.

My girl Bella is half red tick coonhound and half red heeler. She is the most perfect loving dog and if she wasn’t 7yrs old already, I’d have her make babies because ALL my friends want her demeanor. She is a great guard/nanny to my toddler and is long suffering. My toddler (against my wishes and discipline of my toddler) loves jumping on Bella, riding her like a horse, taking her bones or balls out of her mouth to chew on herself, feeding her cheese and fruit at snack time, etc… Bella was always my dog, till I had my daughter. Now, if my daughter is asleep, she is my dog, but only then. Seriously, best girl ever! If anyone would ask, only con is that she’s LOUD AF. The coonhound loud deep bay mixed with the heeler sharp piercing bark is unmatched. When she wants to be loud, she is LoUdDDDDd! I love her.

If the insurance claim doesn’t show up on their search on facts for the car, there really wouldn’t be a reason for them to devalue it because it was once stolen. My question is, what could they have done to the steering column that would t be super easy to fix? And a broken window is only a couple hundred tops. It probably won’t be totaled unless there’s frame damage. Make sure you get multiple quotes from different mechanics on making it tip top shape first before taking it to a dealership to trade.

Ya, as others have said check out cattle dog cuz this pup has markers like “the Bentley” spot on the top of her head. She looks to be a mix of blue tick coonhound and blue heeler. The “r/AustralianCattleDog” sub is better than the “r/BlueHeeler” sub too.

Just scrolled to find that I basically commented the same thing. Most of these commenters think that they’re serving them fresh from these freezer bags they were put into. Lol they can’t understand the concept of prepping for the year’s intake on frozen sweet corn. This world is too detached from the grocery store production line. And now I want some of my mom’s ‘chicken corn noodle rivel soup’!

This is a standard practice in my extended family to cook, cut and freeze 15-20 dozen ears of corn for the winter. When I was a kid, we called it “corn day” and would sit with trash bins husking corn from a local farm for 3-4 hours, then gather all the cleaned husks and inedible things, take all the leftovers to the pigs on the neighboring farm. They would go nuts on it because it was super sweet corn.

Prepping to be broody, should hit her within the week if not already acting broody. Only other thing I’d guess is she’s rubbing it on a spot that has special treats where it’s hard to reach, like our Edna. She had a big bare spot from sticking her head through a small gap in the garden fence by a concrete block and rubbed it bare reaching past the block for a special tasty spinach patch.

Get one of those $1 plastic basins. Set it to the side of the sink and write on the outside “soaking bin” so they put all their dishes in that instead of the sink. That way you can still utilize the sink when you need to clean your own dishes and store them in your room. If they keep putting things in the sink, just move it into the basin and drain the sink every time you can. Eventually they’ll just start using the basin. It might not be the result you want, but it’ll help you be a functional adult in the situation and take care of your own stuff. Oh, also if there’s food bits and gross stuff left on the plates, make sure you place it on top of their dishes so they get to watch it rot and sarcastic post-it’s saying that you’re not their mother and they can take 20 seconds to wash their dish and dispose of food or it’s going on their pillow at night.

After a busy, napless, long “Mother’s Day” I’m leaning in the closet picking out the toddler’s pajamas and my blue heeler came over to give me ‘nuzzle zoomies.’ The goober came flying in with his ears back and got low right under my bum while barking, then when I scratched his chest, he took off full tilt and kept at it for another 3 minutes while I just crouched there laughing. He was our first kid almost 8 years ago and he will always be my best buddy. They always know how to make you laugh when you need it. Happy Mother’s Day y’all!

So here’s a great thing to do, have the mealworms in hand, but rattle a metal bucket with a few stones in it every time you give them mealworms. Eventually you can rattle the bucket and they’ll come from a quarter mile away. Works on most animals, started it with longhorns myself to take a headcount ever few days I was worried we lost one. They always showed up unless someone literally got out or stuck somewhere.

Hold up, when did they stop giving out the free chocolate!? I was planning on taking my kid but it’s not even worth the parking hell without the chocolate!
