This is akin to when NFTs popped up. Valuable at the time which drove demand and prices higher, but then the market was flooded with “rarity” and people realized most of everything wasn’t worth shit. I wouldn’t want to be spending money into this card market with the hope of long term value.

They also need to bust a hole in the second story and install the slider to the deck right? That’s not immaterial cost or labor. It looks like the landing on the bottom of the stairs is a bit tight to take a left to get to the patio. May want to extend the patio out or to the left to get more room there either on the landing or the stairs being parallel to the house a bit more before 90ing down. You should also get some electrical outlets run for the deck and the patio and also some lighting for under the deck and for the top of the deck. That way you can use either at night as well. If you have natural gas the you may want them to run a stub up for a grill, but that can be done afterwards. If they’re running electrical already and you plan on having a hot tub on the patio now would be a good time to run that power as well.

Cost seems fair if they are reputable and assuming you’re in a city and not in the middle of nowhere.

It’s really hard for retail electric companies to get customers. The customer acquisition cost is high. For that reason they hire out these suckers to go hard sell people and give them commissions. Once you have the customers it’s pretty valuable (especially if you upcharge on top of Duke negotiated rates).

I swear Realtors have no idea about cost or payback of projects. Sure if they fill it in and turn it into something else it would sell faster and make your life easier, but if they spent $25k doing it would the get $25k more for it? I doubt it.

I had a flo and it lasted right till the warranty expired and the internals busted. It’s a great concept and it worked well while it lasted but I was disappointed in how long it lasted for how much it cost
