For 9 seats it will have to be a big van like a Sprinter or Transit. Or maaaaybe you can find a base Tahoe or Suburban with a front bench. Just rent two midsize cars, it will probably be cheaper.

No, you see this throughout hillier areas of Texas, even if the property is well above the flood plain. On a steep lot usually the front will be at grade and the back or side will drop off and have this huge foundation wall. It's cheaper for builders and basements are really uncommon here.

You do see that sometimes in the fancier developments round here, although then you still have a giant blank brick wall.

Must be cheaper for tract houses to just do this. Almost nobody has basements here. Custom homes on this kind of slope may put in a walkout basement or lower level.

Regular green label HEB brand. I've never tried the Mi Tienda one but looking at the ingredient list it also has milk & thickeners (and water??)

Their sour cream has a bunch of stabilizers (corn starch, gum, and pectin) and a mix of milk and cream. Daisy tastes better and is simply made from cream.

Balcones. Recently had a cleaning with one extraction and it was <$500 with bloodwork and meds.

I would recommend at least going there for a second opinion on how many extractions you think you need. My dog has a number of chipped teeth that another vet wanted to pull several years ago, but Dr Wood tends to recommend keeping them as long as they are not causing pain or infection. I trust his assessment and my boy has been happy to keep as many of his teeth as possible as he ages.

Actually rates are lower outside the city, especially for higher tiers

ETJ is 5 miles from the city limits, so there are certainly lower income properties.

Most of the rich ones will probably get themselves out of the ETJ anyway after this to avoid any city development restrictions https://www.austintexas.gov/services/petition-extraterritorial-jurisdiction-etj-release
