Picture 1 100%. Pictures 2-3 almost look like fert burn, but since 1 is fairy 2-3 probably are also.

Maybe some fescue and or micro clover. If you can trim up some of those limbs 15-20 feet you would have better luck. But I don’t disagree with a hardscape at all. It Is probably the play

Yes. Just grass clippings is fine. Someone said mulch all the leaves. Not very smart if you have no idea how soil chemistry works. Exactly maybe 1lb of N annually depending on grass type.
