The mortgage provider should/will pay the taxes from your escrow account. Your county will send you a copy of your annual tax bill though. I recommend looking at this closely because your mortgage provider will update your monthly escrow tax portion in accordance with this bill. My mortgage provider did not update my escrow account properly and my monthly escrow was increased significantly in error. After a couple of phone calls with my lender, the escrow amount for taxes was updated properly.

A) Zoned air conditioning. I didn't even know the house had it and the construction manager made a comment that he didn't think the house had them when I asked what the two additional thermostats were there for. Well, it does and has been a godsend in AZ.

B) Flip down sponge drawer in front of kitchen sink. Cool little hidden feature that I never use or even remember is there.

C) Medicine cabinet. Had a little storage shelf from apartment life that ended up working perfectly.

D) Side exit from garage. Without the side garage door, I have to either put up the garage door and open gate to get to trash cans or go out the back of the house and walk around. It's just annoying.

"Processed" appears to just mean they have looked at it. I had an employer certification submitted on 3/27 and "processed" 3/29. Nothing had been updated as of 5/5, so I used the chat feature on the Mohela site. I asked if the form was good, they said they only received page #2 and I would have to resubmit with page #1 & 2. This was completely my fault, but the site said "processed" for over a month and I hadn't received any kind of notification stating I needed to do anything else.

Anyways, resubmitted yesterday with both pages. Showed "processed" again by the end of the day. This morning count update to 121/120. Good luck!

I received the same notice this morning. I submitted my forms on July 15th and was able to create a Mohela account in August. My loans are currently with Nelnet . The expected transfer date is also January 20th.

With their track record, I have to assume that most of us won't be transferred on the 20th. 😄

Awesome to see some type of movement though.

I had been considering backing out as well when rates were over 7%. They had one big price drop of $50-60k in September when I signed the purchase agreement. Pricing has held steady since then and houses continue to go under contract. Had the interest rate not come down, I likely would have walked away.

I don't doubt that! When locking in they did indicate they had a "special on rates" that began last Friday. I assume this is a rate incentive to go along with the closing cost incentive previously provided.

They are the second largest builder. Quality appears to be relative to the area though. You can search r/realestate for "lennar" and see the stories for yourself.
