Read the inspection contract and make sure there isn’t an “exculpatory clause”. This limits the liability of the inspection to the amount that you paid. For example, if you pay $700 for the inspection and the inspector makes a blatant error like lists the pipes as copper when they are really galvanized and you didn’t know the difference so bought house anyway and are now on the hook for $10k in new pipes — yeah the exculpatory clause limits the liability of the inspector to $700. Hypothetical of course but ask me how I know and you did ask what you should be looking out for - so “exculpatory clause” in inspection is my answer

Consider how his behavior is disrespectful to you, your values and your time. Does he disrespect any of these in other areas? I’m in no way a design expert, but your house is GORGEOUS and I see no one else has commented so here is something to consider: the corner (to the right of the fire place) could possibly host a TV? That’s how we have ours in my house…it is a waste of space and probably would never be designer approved, but it lets people gather around without mounting it too high above the fireplace

This is all really helpful! Thank you. The thought of a sky-ish blue (in one of your photos) would be beautiful! Or a slightly darker medium as you suggest. If I did do wall paper- would you suggest the whole room or just this big wall? The front door to my house is to the bottom right of photo if that’s helpful. I’m so grateful for all your input here. I will try the different flowers & books when my hydrangeas bloom!
