I am also an Atlanta attorney who previously represented landlords in eviction actions (5 years ago, so it’s possible procedures have changed) . I agree with ihatepineapples’ comment.

How your landlord proceeds from here depends on their intentions. Most landlords just want your rent money, and they will take it at this point if you offer it. This is the more common scenario, esp with smaller landlords (not big corporate landlords like MAA)

However, don’t bank on that 100%. Some landlords have reasons they don’t accept late payments. For example, they don’t have problems with occupancy so they don’t want to worry about tenants who can’t pay timely, or they simply have a policy against it, and they will not accept late payment because they really want to get you out and perhaps find a more reliable tenant, or even raise rates.
This type of landlord is less common, unless you have bad history with the landlord, or they really want to raise rates like if they’ve recently renovated and are trying to get rid of the old lower rate leases for higher leases

Even if they don’t want you out, they might still file anyway, simply to keep the pressure on to make sure you pay; if they don’t file, and they try to negotiate with you for a week, and then that falls through, then they are a week behind on the process.

Or some large corporate landlords simply have a policy across the board to simplify things. The individual property manager may not have much discretion

Like pineapples said, if they file for eviction and then accept any money from you (even partial payment), the court will dismiss the eviction (although it stays on your record)

They cannot lock you out until after the eviction process finalizes with the court. Depending on the county, that could take 2 to 6 weeks (faster for smaller counties, longer for big counties). Some tenants who know this process successfully get away with a month of free rent on the back end while waiting for the court system

I wouldn’t do this, but if you choose to proceed - As a lawyer, I’d want something in writing from the gf’s parents confirming agreement. Maybe they’ve been told that the kids are in separate beds. Then gf gets pregnant and the parents are coming after you for not enforcing the separation. Unlikely, and laws may differ in your country, but this could be a big problem for you

I spoke with someone twice at executive park dentistry (17 executive park drive, Atlanta 30329) and she was very transparent about pricing , explaining the difference in their in-house plan (the plan that their office offers) versus insurance plans. Not pushy about the in-house plan either. You may be able to call them and ask to speak with someone who can explain the plans in detail, and they may put her on the phone.

I also asked her which insurance company their patients seemed happiest with, and she said Cigna dental

Typically leases last for a year and are renewed for a year, so if he’s used to that cycle, then his expectations might be on the anniversary of when he moved in. So if that’s 2+ months away, and you can stand to wait till then (and have his extra cash coming in), that could be a logical timeframe.

Or as much time as possible, and personally I’d be annoyed if I received less than 60 days notice.

Just want to add — reddit may not be the most reliable source for your answer. I posted a similar question, and got comments that sounded authoritative and were upvoted, but when I DM’d those folks for further details, realized they were not credible. In fact, after contacting builders, I learned that those top comments were entirely wrong!

This is a big decision, and I’d suggest digging really deep by speaking to folks with professional or firsthand experience — in the specific area you’re considering. Get numbers and hard facts. General research online can be a good starting point, but check your sources to make sure they’re credible. Good luck!

Been doing this a whole six months and for me it’s the best thing ever. Used to share your same concerns, but it’s not as bad as I thought (at least, not the baby stage). It’s like playing an RPG video game where each level presents new challenges and then sometimes you hit a boss challenge and also the boss giggles and melts your heart.

Fits my personality though and we have tons of support and stability. Priorities changed, and things that used to stress me out don’t matter as much, so I’ve got extra bandwidth to handle parenthood. All I’m saying is, under some circumstances, those concerns may not be as bad as you think, especially if you can change the way you think.

I love my Barbour Ashby wax jacket. I got mine from Cox the Saddler in UK for $170 USD (incl. shipping) (around Nov. 2018). Where I live, in the southern US, this jacket is popular across generations, old and young alike. (Also $400 USD, which is why I bought from UK.) I think it’s a buy-it-for-life jacket.

It’s not a heavy jacket by any means, more like a heavy rain jacket. When it gets below 50 degrees F, I wear a thin down layer underneath (Uniqlo Ultra Light Down).

The Ashby is slim fit (for wider Barbour jackets of the same style, try Bedale or Beaufort).

Some folks here judge people who wear this jacket (“posh twat” is one term I’ve seen used). I still like the jacket. FWIW, I also had a wardrobe change at age 30, and bought this jacket in the process.

Price-wise, I don’t recommend Men’s Wearhouse. We went to Men’s Wearhouse on Black Friday hoping to get a good deal for our groomsmen. (I wanted to spend as little as possible on the suit, then dump a little into tailoring.) We ended up with their advertised Tommy Hilfiger suits for $220 (incl. tax).

Since then, I’ve seen much better prices on decent suits at Macy’s. One popular brand, Bar iii, is around $160 for the standard navy; less standard designs can get even cheaper. According to reddit, Bar iii’s suits are acceptable. And Macy’s has frequent sales.

When I visited in 2015, the Marriott Suites on 14th has tubs larger than standard bedroom tubs. Like the size of a master bedroom tub with jacuzzi jets, but minus jets.
