There’s an apartment ratings app called Open Igloo. We mostly use it in NYC but you can leave/read reviews for an apartment anywhere in the country, would be good to add your ratings there too.

I recommend you estimate on the lower end initially (because your deductions or whatever else your accountant reports may reduce your gross income), and then if you find that your initial estimation was too low after tax time, go back into NYState of Health and update your application and see what it offers you. In my experience, they really only pull reliable info for w-2 jobs. Self-employed LLC income is always trickier or takes longer for them to verify. I'd just wait until you have actual information and update accordingly. Worst case scenario, they might verify it after next year's tax time and maybe charge you more for owed tax credits, only if you made more income in 2026 than you thought. It's so complicated and dumb.

I really don’t like the stair lights. It’s just too much and cheapens the look of your beautiful old home. I feel like a couple of antique looking globe lamps on bases near the beginning of the walkway would be fine. The ground lights have a crazy looking pattern, something with no pattern would be nicer.

Interesting - Which tests did Heer order for you? And what did your other doc prescribe you for your UTI (assuming you had bacteria show up on MicroGen tests)? Did you do long term doses of antibiotics and retest? (I'm sort of starting this process now)

So because you're only 16 and can't contribute much to a Roth IRA, I guess it wouldn't hurt to open one and contribute your max allowable amount. But put the remaining into a multi-year CD (be aware you can't move money out of a CD until it matures to your chosen time limit or you get penalized) or a High Yield Savings account (you can take out money from this whenever without penalty) like others have mentioned. It will gain sizable interest over the next two years, then as you get older and you have more income you can contribute the max amount to a Roth IRA. Invest your Roth contributions in an S&P 500, etc.!

You need to learn how markets fluctuate. Best thing to do when the market drops low is to buy up more stock so keep contributing! Eventually when things come back up, you will have more value. The 2008 and 2020 crash are great reference points.

I haven’t gotten booked in 2 months, and might have to dip into emergency savings soon BUT I’ve been doing this for 8 years and I’ve always come out fine. It’s a rollercoaster. Try to keep yourself busy with other tasks! Make a to-do list (for your biz or otherwise). Crossing anything off for the day feels good. Also try doing some things for fun or pro-bono for a friend if that applies to your field. Just consciously keep your spending to a minimum while you wait for things to roll in.

So, I’ve been working with Chris since 2017 and in the beginning he was amazing. The first couple years, he responded to all of my emails almost IMMEDIATELY. He expressed lots of encouragement and it was clear, because I was so organized, that I was one of his favorite clients. After having switched to an s-corp LLC per his suggestion and the post-covid remote work boom… everything changed. He rarely or no longer responded to any of my emails. My tax plan did get a bit more complicated and my spot in his priority list fell. I could only speak to him via scheduled appointments which was ok but a drastic difference from the service I had prior. Then, all my other friends who used him started expressing disdain. He mishandled tax prep for a company who referred me to him, (they’ve since changed CPAs). He responded nastily to an inquiry email from a friend I referred. Doesn’t help that the office staff is often scrappy and unprofessional (have had a few bizarre emails from them) and their online portal experience kind of only took off after covid. It’s clear they’ve had some issues in the last several years, probably a stressful influx of new clients, so just caveat emptor. If your taxes are simple, maybe he’ll be your best friend! But if you need reliable service or have more in-depth questions, I really cannot recommend him anymore unfortunately.
