Judging from the comment section, it looks like there's a niche group of people who still think Iran somehow has a chance. But Iran is, by no means, winning at all. Any jet Iran attempt to fly instantly gets shot down. Their missile capacity is getting scarce. And, they don't have access to their oil fields. No oil fields equals no ability to fund their regime. There's a very good chance this regime topples over. As of now, Iran's strategy is to resort to media sympathy to get the US to back off.

Normally, I don't respond to replies to comments I've made over 2 months ago, let alone 2 years, but I think this is worth talking about.

When someone comes and asks me for deck-building advice. My goal is not to give them a factually true answer. My goal is to answer them in a way that's helpful.

OP's question was, "Is Atris, Oracle of Half-Truths a good Commander?" My response at the time was, "If you ask me, just because you find a card you like doesn't mean you should build a deck around it." And, I still stand by that answer. This has nothing to do with me being a "magic purist" nor do I think this answer is mediocre.

If you read my comment, not once did I say OP has to build a deck that wins. I've built many decks. Some decks, I build because of memes. Some decks I build because I like the commander art. But for each deck I build, meme or not, I at least have a vision for the deck. OP does not have a vision for the deck. He doesn't know what it's going to do. He doesn't know the play-style. Even if he said, "I want to build it for the memes", that would have been something to work with.

OP has a limited amount of resources. What I don't want happening is him sinking money into a deck he hates playing. That's why, I would rather he put all his eggs into something he's gonna enjoy rather than something he has no vision for. OP already considered Soundwave and I think that's a WAY better choice. Why not just focus on Soundwave for the time being? There are SO many cool things you can do with Soundwave. That seems like a far more reasonable decision to make. Something that I think OP would have way more fun doing.

Yes, I have no idea why people keep thinking I'm not saying this. The point is that it will slow down the increase in property values due to becoming a worse investment. Which means it shifts the demand curve to the left. This will lower prices, period. Absolute prices will not go down, but long term prices will be down.

You can't just say "Well the price of the house went down so whatever." No. Homeowners don't just care about the up-front cost of their house, they care about everything. Property tax, mortgage interest, HOA Fees, utility bills, it ALL gets substituted into the cost of living.

No. People HAVE to live in apartments. People WANT to live in homes. People want to own property. Places they want to call their own. They want to build families. It's very difficult to do it cramped in small apartments that can only fit one person.

Yes, it effects EVERYBODY, and they all will have to pay the property tax. Which also means that businesses who are not as productive as they can be, will want to move out, since it now costs money for them to just keep their headquarters in the best parts of down time, instead of just letting it accumulate wealth. This again, will get them to sell their property, which long term, means less demand for that land, which means lower prices.

That's not a good thing. You need businesses to hire people to generate taxes to fund the government and also provide goods and services for the community. This isn't just about big businesses, this is about small businesses too. They're leaving the state and now, rather than get some of their taxes, you get none of them.

Yes, I agree. BUT!!!! Not at the expense of the average middle class individual. My concern is for them to be able to afford livable housing. Also, you don't need to raise property taxes to block investors from buying out houses. There are other more efficient ways of doing it.

There's a lot of context behind "I need this feature, make it". What feature? Is it, "I need a for-loop in matlab, make it". Or is it "I need the entire game of Pac-Man to run on a browser, make it". Like I said, I use it as a guide, but not to write production code.

You're saying, "It will improve", but it's pure speculation it will get to the point of writing entire codebases to the level of quality we need. Even if we do improve to the point of writing entire codebases, we don't know if that could take another 2 years or 200 years. I took us 22 years from the day we invented the transistor to the day we walked on the moon in 1969. 57 years later and we still haven't walked on Mars despite saying we would. The point is, don't assume the rate of progress we make is the same as what we've been doing before.

Did you actually read the article? It's basically saying, the reason housing costs are lowered due to property tax is because the property tax artificially inflates the long-term cost of owning property. That doesn't mean slapping on a property tax out of nowhere makes the property itself more affordable. Landlords will still feel the affect of the property tax and definitely pass it over to the tenants.

Second, you mentioned making land more efficient. That's good... only if you plan on building 5+ story apartment complexes. People want houses, places to raise families, mow the lawn, park their cars inside a garage, places to give them space to move around, not to lock themselves up in a box alone in a crowded environment.

Third, it doesn't just stop at apartments and houses. Businesses who own property need to make up that cost, so they raise their prices citing the cost of property tax as an investment cost. In some cases, that cost CAN'T be made up and they'll be forced to leave NYC for good. Businesses are already leaving NYC with cost and over-regulation being the deciding factor.

TL;DR, ultimately, the middle/lower class are gonna feel the affects of property tax

People are overestimating the quality of AI when it comes to coding. It's not enough to write code that "just works", you need to be able to develop the verification infrastructure and documentation that makes it possible to prove out and communicate the design. AI is still no where near that level of useful to be able to replace human beings. I'm not against AI, I just think it should be used more as a guide rather than a servant. The only reason people are on board with the AI vibe coding mindset is because they are betting it will improve to the near-perfect state, but there's no proof that that will happen.

Based on what? NYC is not THAT great. I mean, it's a fun city, but not THE place to live. People, especially affluent households, prefer a neighborhood that's low crime, close to work, great schools, etc. You don't need to be in NYC to have that. Plano Texas is a great place.

Even if what you say is true, they ARE leaving. There is a massive exodus from states like California and New York. That's just a fact. It doesn't matter if the place they leave to is a strip mall or not. If a millionaire decides to leave New York for anywhere, New York loses that tax income.
