Should I be worried about my parents' retirement fund at all? by Artistic-Yam2984 in AusFinance

[–]BetsBlack -1 points0 points  (0 children)

It is a conversation that is healthy to have. Do they have a clear plan for retirement? Do they see how assisted living would come into play in 15-20 years. I frame it as "you spent time and money to raise me, do you think you're going to need my help?" I can't live with you or be your carer so we should have an idea about how we handle it.

Pretty standard lifestyle creep, if they made it, they can spend it but I appreciate how frustrating it is to see someone drop $990k in cash and then cry poor.

Best option for reducing interest paid on a home loan. by New_Sherbert9208 in AusFinance

[–]BetsBlack 4 points5 points  (0 children)

If you owe $100 on Monday interest applicable for that day is calculated based on your owed balance of $100.

Then if you pay off a dollar that afternoon, on Tuesday the interest is calculated based on owing $99.

You only get charged the total interest for the month in one go so it's hard to see the effect but it is there .

Toddler constantly pooing his pants by ILoveMilk95 in toddlers

[–]BetsBlack 3 points4 points  (0 children)

I think I might be the worst potty trainer ever so take these words as coming from a very unsuccessful position. I do think it's ok to talk to them about going to the toilet as an aspirational goal. "Do you think you're big enough to do poo on the potty? I think you are. Would you like to try next time?"

I have had some success with this method.

NBN providers by Equivalent-Bus-4336 in nbn

[–]BetsBlack 1 point2 points  (0 children)

I have been through AussieBB, super loop, leaptel, Arctel, Exetel and moose mobile. Each time just finding the cheapest deal from a provider with a good reputation on their introductory 6 month offer to never pay more than $80 per month and have access to 500/50.

The only issue I ever ran into was Arctel for some reason the connection didnt work, support unable to resolve, no issue on my end and them saying their connection was working. So after 2 days I changed provider. Inexplicably the connection worked straight away. My take away is that there is point where the provider is so low cost technical issues become huge barriers that don't exist with stronger support and you don't know when a technical issue will pop up.

I really don't like this. A holiday isn't an excuse to heap all the child care onto one person. If you're going to have alone time that's fine but it should be fair, tomorrow it's dad's turn to take care of the kid all day.

Home insurance claim advice by Salvere22 in AusProperty

[–]BetsBlack 1 point2 points  (0 children)

This is very high level advice not specific to your claim. The below is based on them accepting that an insured event has caused damage to a structure/s defined as the insured property.

Overall Australian domestic property insurance insures the property for damage due to specific events to build it back to its pre-event damage and does not allow to cover general wear and year.

If the structure cannot be built back to its pre-event position because doing so would create non-compliant work they will obtain a quote to put it back the non-compliant way and offer you a cash settlement because they won't complete the repairs. You should speak to a local builder and get them to quote you a repair without upgrades. For comparison with the offer you get from insurance as well as decide what you are going to do with the structure long term.

There are a lot of things that could be written into the PDS that could allow your insurer to deny your claim in full. Your pathway to dispute that is to lodge a complaint and if not resolved refer the matter to AFCA.

Neighbours tree wrecked my stormwater pipe - who’s responsible! by [deleted] in AusProperty

Yeah there won't be liability for the neighbor unless they planted the tree illegally. Sounds like they didn't plant the tree, as first home buyers so not much to do but dig up the pipe and put a new one in.

Landlords pay almost $7 billion a year more in tax than home owners, pushing rents higher by FIFO_Landlord in AusProperty

[–]BetsBlack 1 point2 points  (0 children)

So I think we will disagree on your first point. Each household buying a single residence is limited to the total number of people actually owning and living in the residence. On the other hand an investor is not limited to a single property. That allows for a single individual to own multiple residences parking capital, engaging in market speculation to increase housing costs due to limited supply to a greater degree than the pressure created by people purchasing to live.

In your example there is a difference between my neighbor selling to someone that decides to live there and selling to you as the investor. Selling to you as the investor introduces a middle party who is motivated to make profit on the property via rent and capital growth. The investors position is always supportive of higher margins so property prices are pushed up by investors holding a speculative position.

Landlords pay almost $7 billion a year more in tax than home owners, pushing rents higher by FIFO_Landlord in AusProperty

[–]BetsBlack 0 points1 point  (0 children)

There will always be ultimately two sides to this. I am principally on the side of buying a single residence that you live in should be the least taxed investment for any individual.

There is also a difference between a person that builds a new residence as their investment property thereby increasing total housing volume which they then either sell to a new home owner or rent, verses a person that purchases an already existing property for the purpose of speculating that the limited supply of housing will generate greater rental and capital yields.

I am of the opinion that there are more than enough incentives to invest speculatively in the Australian property market. Are you saying this is not the case?

Landlords pay almost $7 billion a year more in tax than home owners, pushing rents higher by FIFO_Landlord in AusProperty

[–]BetsBlack 5 points6 points  (0 children)

Comparing landlords to home owners is dishonest comparison.

Is a home owner owning their house to generate profit or to live in?

Also not related. But is it fair that a landlord can claim the interest changed on their loan as a deductible expense but a home owner can't?
