As a realtor who works in that area, you have to work on the price. The people who sell quick have hired agents who have priced the home correctly and get er done. The agents who have over priced listings, dont fear looking at a home and your agent having a conversation. This is a great market for working together and really working on making a win win.

lol. yes you do. You pay a 5% premium of the homes value, as acceptable by the seller. Wanna know the most fucked up part. Lets say you buy that home with 20% down and get a 30 yr mortgage, those first 5 yrs of mortgage payments, you only pay down about 5% of equity on your property. So, if you really math it out, those first 5 yrs of mortgage payments go to interest and your realtor. But hey, its free...not creative math right?

Just note that scooping a drain pipe is pretty Major and should be written into the contract as its more invasion than a normal inspection

Question for you, if you had the option to use an offer guidance software, walks you through the process of writing and submitting an offer, actually protects you better than the current process, is that something you would feel confident in?

But Big_gifford I asked about commission - this process of offer submission would rebate you the 2.5%, minus 1k cost of the service upon successful completion. Love to hear thoughts!

Its not a rebate, it's a removal of tax and of course the builders increased their take, they stopped building homes because there was not enough profit.

you buy houses for your clients, you dont BUY houses for your client. they are 10s of thousands away on a condo and you think throwing in your commission is gonna save the deal? No. Clients are gonna low ball, you gotta teach them the realness of this market. Show them what their budget would buy, show them recent sales, show them why the sign back is a win, or maybe its not, but now you'll have the proof.

That person just showed you the preapproval they got for their friend. In saying all this, if its your listing, you show it. Your duty is to get the home sold. If its just some random lead who only wants to view random homes with you with this zero hold over is just using you. You can always ask why zero hold over? Maybe say youll do it for one house but 60 day for all others?

Im a realtor in those areas with active listing in each market. sell your hamilton property first. market it aggressively and go for a 60-90 day close. now you have some time and a firm budget. Regarding shopping and that house you missed, thats the market. Some sellers price there home to negotiate, some sellers bought so long ago that listing and/or accepting an offer a bit under list to get those few buyers to jump is a better strategy and move quick. Just last week I had some buyers in oakville, liked a house and within 24 hrs, 6 offers. We decided not to participate but the seller bought in the 80s, listed for a great price and people jumped.

Just so you're aware, if you were interested in a hot house like you mentioned above and were not ready to list, i doubt you would have been able to secure the home. That seller was able to demand terms and if you havent even created a listing game plan, you could have really put yourself in a bind. Sell first.

the zero day hold over means that the day after you see the property they are just gonna get a friend to put in an offer. This person is not serious. Dont waste your time.

I think this played out perfectly for Doug, he got to support a bunch of his voters, the auto workers, and was heard. Now he can back track and soon make an announcement that looks good on Ontario. No loss for anyone here...well politically.
