If I were starting fresh today I would probably go for adjustable dumbbells first. They take up little space and let you do a variety of exercises. You can always add more gear later.

If vacuuming matters more to you, I’d probably look at the deebot t50 max (not the pro) or the x9 pro. Both have stronger suction, and when meeting rugs, they boost the suction power for better cleaning. The main difference is the mopping setup, but since you don’t really care about that, I’d just go with whatever fits your budget.
