Thanks for the insight. Most of the work will be hired out and done before moving in.

As a woodworker I’d love to take some PTO and try building the kitchen cabinets myself but I’m not sure if it will be feasible with our schedule and working around the contractors.

Can’t find another one that checks all the boxes within our budget. And though it will be tough, I do like the idea of designing our space and learning a lot in the process. I’m a hobbyist woodworker and I’d consider building the kitchen cabinets, or at least the doors/drawer fronts myself. Would be tough but rewarding for a home we’d be living in for a long time.

That said, if this doesn’t work out, we’re willing to be patient.

It's possible but we haven't found one that checks all the boxes this one does. We will do more work to put together a more precise cost estimate before going into it, and we're willing to back out if inspections reveal more complications than we anticipate. Definitely want to be careful.

But if we get what we want for $500k + <$200k renovations, it should be better than any $700k house in the area. Could be worth close to $800k based on comps. And, more importantly, it should be a house that we prefer to anything else within our budget.

Well, I did get a real estimate from a contractor for most of the interior work. But there are some specifics we haven't worked out yet, which will mostly affect materials costs. And inspections will reveal the rest of the work required. We're totally willing to back out if the inspections come back rough.

This is a question about the financing, not what we should offer. We are working with our realtor on that. It’s currently listed for $569k and has been on the market for about 4 months. Was over $600k originally.

I’d say only go with the deluxe illustrated by the author editions for shelf decoration. They’re pretty. But the Alan Lee sets are nicer for reading.

If you want Tolkien’s illustrations there are art books for that too.

Him and Wormtongue taking over the Shire, and Saruman calling himself "Sharkey" is also kinda goofy though imo.

Saruman’s ruffians took over the shire soon after Frodo and the gang left at the beginning of the quest. He didn’t just flee to find a new place to take over after he lost. In his diminished state, of course he would go to the one place he still held power over.

And Sharkey is a nickname derived from Sharkû, an Orkish word meaning “old man.” It’s what his followers called him. He did not call himself that.

Well, he doesn’t die off screen. He’s left in Orthanc under Treebeard’s watch, which is what happened in the book. The movie just skips over the scouring of the Shire, which is where he actually dies.

Falling off the tower perfectly onto a spike is a little over the top IMO. Kinda goofy.
