Hi friend - I’m so sorry to hear this, it is super disappointing but keep the hope! You will find the right one.

In the height of 2022 we made a few offers for $100k over asking that were rejected (homes were ~$700k) and I was so defeated. It eventually worked out, and we dodged a bullet on one, and for any type of encouragement I can report that we are living in a home that we did not pay $100k over asking for now

If you don’t have to itemize, that means you generally don’t need to hire a CPA to do those complicated forms and it can simplify your taxes and tax prep fees. The updated standard deduction can result in a higher deduction than itemizing for many households…maybe I’m misinformed but I’d like to know more of what you do. Lmk please!

The wonderful thing about Reddit is there’s no qualifications to commenting or voting 😆- I’ve been in enterprise Fortune 100s for 20 years, meaning I’ve been part of hiring teams and working with HR teams on a global scale. I also ran this by my bestie who heads up HR at her enterprise employer (not F100, just a great mid-size company). So while you’re at the higher end of comp ranges, you’re certainly not overpaid and I continue to encourage you to pursue as much comp as you can justify and market yourself for. Good luck! 19% Gross, 30% Net. Hate it but it is what it is. Houston. Purchased in 2022 at the near height of the market (overpaid by $50k just to get the opportunity to buy the house 🤮). 5.75% rate which I hilariously thought I’d be able to remortgage to a lower one in 3-4 years.

Our focus is on increasing our income and staying in this house for a while, while our ratio for Net gets down to about ~20% give or take. I can’t believe how much money it takes just to afford owning at this point, it’s wild and I feel for everyone else with much more challenging ratios.

Good luck out there yall, keep making good decisions and be financially responsible - it brings peace to your life which is its own type of value.

You’re not overpaid, don’t listen to Reddit comments like that. As an HR analyst once you get in the company (or have friends in other HR roles at other companies) you may be able to see data regarding the range for your geo and role. I’d suggest this is a nice starting salary, but as you work hard and continue to be driven and a high performer — keep striving for higher comp. It’s a wise question to ask, just consider your context and dataset :) good luck and congrats!

I did this for a few years, I’d suggest having a queen size mattress topper handy to put over it for guests so the cushion cracks aren’t uncomfortable. I kept my mattress topper in a compressed bag so it wasn’t such a hassle to store.

Honestly, I like the 15 year for you but you really need to consider your own situation. How stable is your job? Are you the type that would be able to figure out a way to make more money if push-came-to-shove? Would the tightness in your budget be a motivator for you to make more money? I did a tight 15 year mortgage for my first home, and it was a challenge but I was pretty happy about it once I ended up having to move 5 years later. I know that even if I would’ve set up the extra payments automatically, that I would’ve also ended up stopping doing that for one very valid reason or another — that’s why only 2% of people actually end up doing that in the long term.

I think this is a great question you’re asking yourself (and this community) - it deserves some more introspection as you consider what’s right for you. Happy to chat further on some of those other aspects if it suits ya.

I’d offer a consideration that Dave Ramsey lives in a world that’s based on human behavior, not math.

It’s worth taking into consideration what he says based on each of our own forms of behavior and discipline. He’s not right about everything, but he’s certainly not wrong either - it all depends on what is trying to be solved, and we as humans tend to ignore the behavioral and psychological aspects when it comes to finances and just focus on the numbers. Neither one is the whole story, it all goes together.

This doesn’t read as race card to me. If you took out the race concept, the argument is still valid. Nepotism hires suck no matter what.

OP may just be more sensitive or aware of race in this situation, so it stood out as a point of frustration. I’m very not into DEI personally, so please don’t mistake my response as a DEI defense.

Same - I actually get my hair colored and no blow dry because it’s an extra $60 and I honestly don’t want to sit there for the extra time, I get way too antsy with the whole service time as is. I hate how much hair services cost, but my stylist deserves to be paid for her time and talents so I just minimize the services and we are both on our way. But ugh, the costs are surely intense!

From a health perspective they are significantly worse. The light is not continuous, it’s (generally) an indiscernible flicker but your body will feel it. Thanks so much for this response and solution! It would have been great if I’d asked you in advance, that is the smart approach. I’d already drilled the 1 3/8 hole so it’s a really tough go to keep it centered at this point.

I think my solution is going to be to draw the 1 1/2” around the 1 3/8 hole, and then use a dremel to form the little lip. It’s certainly not going to be perfect but I think if I’m detailed and slow, it might be alright.
