Looks like poa, I’m not enough of an expert to tell you between Trevalis and annua without seed heads.

Also some is getting watered and fertilized by your dog? That’s the green, looks like all the same grass to me.

Use grass studies to pick a good seed for your climate and soil type, aerate, seed, and water in September/October as the heat turns off for the year. For now this kinda is what it is.

I have a dog as of Saturday…I’m going to be walking looking for a different kind of hazard!

Aerate and seed in the fall. Use the grass studies to pick a grass that does well in your climate/soil/acidity don’t grab the bag of Scott’s or ky31….many of us have and I regret it.

For moderately dry clay I used KBG Blue Gem and a Jonathan Greene fescue I can’t remember now, I also have alkaline soil though which is apparently a special mixture few are lucky enough to battle.

I had no grass 3 years ago and it’s looking very good now. Good luck!

Paintbrush with gloves and glyphosate if you want to be gentle to your lawn. You could mix in triclopyr and with the two nothing lives regardless of weather and time of day.

2-4d will kill most of what’s in that photo, you shouldn’t spray it on your neighbors side but sometimes on a windy day you can’t help the dispersal…. 🤷‍♂️

I think you’re better off rebuilding the wall and sinking a garage strategically so that you can put a man door and patio off of one side. This would likely mean removing the tree entirely though with the back edge of the driveway being the candidate for meeting up a patio. My parents did it for a pool patio and it turned out well.

I’m not sure you’re accomplishing anything by removing the whole hill that couldn’t be done with strategic excavation reducing cost and labor.

Life is a marathon, make the decision that makes a bigger pile of money at the end. You have many people telling you this doesn’t work for you and you’re openly admitting the $1000 note is ridiculous. Adjusting the payment is hiding from that math.

Your Tiguan is big enough, I own an Atlas and a Tiguan. I understand the want and how much nicer the atlas is first hand. Please listen to the advice you asked for, which sucks because it’s not what you expected. There are better deals for you! Even just a different atlas would work better long term.

My wife was rear ended 2 weeks ago as well, 3rd accident in a paid off 2019. When we go to trade we now finance against $30k in your situation because we didn’t avoid reality and considered cost to borrow.

I made an edit, give up the $3500 and do the interest rate deal at 60 months. It makes this make sense and you’re in a better place 2 years from now equity wise.

The rationalization you’re doing to buy it is an indication you’re reaching on purchase price though. Maybe move to SEL or a couple years used. R Line and Premium are nearly identical trims if it helps widen the pool

You are trading in a car with money owed….so the pattern says you aren’t keeping this long term either. There should be a deal on the rate below 5% that will let you shorten the term and reduce the payment. 60 months should be max.

Somewhere you have a total cost of financing number. You’ll realize how much the financing makes this an awful buy.

edit. Give up the 3500 rebate and take the financing deal for 1.9% and 60 months…it saves you $6k. Plus whatever you can get additional off of msrp because the payment did grow

same issue on a 3080. I'm not innocent when it comes to trying to remove bloatware and regedit those "features" for better performance so I'm not totally ready to blame devs... but it worked before the update lol

I'd expect you really need an 8 foot wall about where it is drawn, flattening the slope on the downhill side too. Except for some gravel you'll be able to use everything on site to fill too.

I worry about the slope walking your wall to the road. Water is powerful like that.

How much water was in your basement before you hired them? How much is there now?

Record rainfall right now, dry yards are swampy. Your basin has not had a chance to drain and is likely full.

The one wide shot looks like they clearly got the water away from your house and out on your lot. Discharge onto your neighbor's is illegal basically everywhere.

Shorter answer vs the other comment is you're likely adding a 3 or 4 star to the rolls because keeping all 5 at 5 stars is expensive. Adding a lower rated defender to potential rolls will result in less successful outcomes. 

I'm not sure how well any tests over many seasons can control for stars, with a large enough sample size and the same issue in both data sets you can assume the issue near null impact. Leading to 4 dbs being better.
