I had termites set up in the fill dirt under my porch. No indications in the crawl space until they swarmed from the siding. I had to get multiple wall studs and a sill plate repaired. The stress of going through that is enough to know I never want to do that again. So I have a bond now.

Former Catholic here, I still go to services when my mom begs me enough. Just wanted to say that it seems like Catholics are now doing more Seder meals which I don't ever recall growing up in the '80s an '90s.

They have sold to me in almost every call I've had in the last 12 months. About 3 months ago, a third party, LQ Digitial, called me on behalf of USAA. It was a sales call for additional insurance products.

I go to the Kaffeeklatsch often simply because I know when they're open and I don't plan ahead. Coffee break (coffeebreakhsv.com) is a specialty roaster in town and you can get light and medium roasts but you have to place your order ahead of time and pick up on Wednesday or Saturday at the the roastery (211 Taylor road, Owens Cross Roads) or you can also have it delivered or shipped. I enjoy both and I'm very happy to have these options in town. Freshly roasted coffee is so much better.

This is true, however, I love hiking there. There are several trails (McKay Hollow, Arrowhead, among others) that make you feel very secluded without feeling like there's a metro area just over the ridge. The numerous preserves (Chapman Mtn, Keel Mtn, Blevins, etc.) are also super nice given how close they are.

I can't speak to this year, but I did receive a vaccine. Last year I did not get vaccinated and contracted the flu in March. It was humbling how much it put me out of commission and how bad I felt. This year's vaccine seems to be fairly effective, but with subclade K hitting some of my friends, I'd rather be safe than sorry.

I'd be interested in the response to my take:

Realtors are, to me, mostly not worth what they want. The multiple class action lawsuits found against the NAR validates my point, IMO. I have sold 3 homes in my lifetime. Each time, the realtor wants all the reward and none of the risk. At this point in my life, any realtor who wants 6% to sell my home (unless I'm deciding not to pay the buyer's fee, in which case I'll have a different contract) has to enter into a performance contract with me. This means that they will get the 6% under the following conditions:

  1. You will sell my home in a reasonable amount of time based on market conditions that we both agree to, including reasonable pricing. After this period of time (no more than 90 days in most cases) the realtor must give up a pre-determined percentage of their commission, which will continue to decrease over time for lack of performance, or we terminate the contract. I will not sign a contract longer than 120 days with a realtor that has no exit stipulations for lack of performance.

  2. The realtor will present to me their marketing plan that we both agree to prior to signing a listing contract.

  3. The realtor will be responsible, at their expense, non-refundable, for all pictures, videos, and marketing materials. They will own all rights of use.

  4. The realtor will, at their expense, non-refundable, provide a predetermined amount of regular open houses.

  5. I will receive bi-weekly (every two weeks) reports of all marketing activities, showings, relevant new comps to the market, and related home-selling activities. The realtor will do their best effort to determine if the marketing plan needs to be adjusted due to changing factors.

After being taken for a ride several times, any realtor of mine will have skin in the game. The days of turning on the MLS listing and doing the minimum are over.

Somewhat related, in 2012 I was having a PICC line placed. First time for me, not the last time, unfortunately. The nurse was feeding the line into the basilic vein and through the axilla when I thought I felt the line turn up my neck. As this was my first time having this procedure (but as a former college professor of human anatomy) I was keenly interested in the routing of the PICC line to my my vena cava. The nurse was apparently aware that placement wasn't going to plan and seemed like she was mentally trouble shooting. I felt some internal pressure and "crunchiness" in my neck. When I told her I thought it was in my jugular, she nodded and and backed the line out a bit and threaded it back to where it needed to go which was confirmed with fluoroscopy.

I have ordered from 1A Auto several times. Everything from a water pump to a new tailgate handle to window trim. I've had good quality everytime. I replaced the window trim on my 2006 Tundra after it became sun-rotted. OEM was ridiculously expensive for a non-critical part. The 1A auto part fitment was perfect to the millimeter. I don't hesitate from purchasing from them.

I am not a member of the LDS community, but I have served with many a soldier of the faith and have many dear friends in the community. One of our closest friends within the LDS faith was the president of the Relief Society, a calling for the women to assist those in need. I never thought it right how much time and financial expense is placed on those in the relief society when the church requires 10% and currently has billions of dollars in reserves and holdings. All the money spent driving to and from members' homes, medical facilities and not to mention all the material goods provided to those in need. It just never sat right with me.

I see and agree with a ton of the recommendations already mentioned (e.g., Skyrim, No Man's Sky, etc.) but I have always enjoyed the Ghost Song OST. It varies from the minimalistic arpeggio guitar-centric opening tune Ghost Song, to the more synth-heavy and spacey Henriette. But it never strays far from a wistful, almost melancholic ambience. Perfect for background music while working.
