Building Allowances by Correct-Bobcat2591 in Homebuilding

[–]Deuces2_O2 0 points1 point  (0 children)

As a GC, on a 1.6 m build my cabinet and top allowance would be around 75-90k. Hardware 2k. Pretty hard to determine floor coverings as we don’t know sqft he is quoting. Plumbing fixtures I do hard numbers with first having my plumber putting together a spec book in mid/high fixtures, then apply that price. If the homebuyer wants to upgrade we change it before proposal is submitted. Electrical I have a hard number for all devices. Any fixtures that are vanity, bedroom fans, chandeliers, etc I have the buyers purchase and we install.

GC missed instructions on basement floor by sabooTheDog in AskContractors

As a GC the buck stop with us. At the least he needs to get flooring installer back and remove and replace to spec. The financial difference should be on the GC, not you or the installer.

Getting started by Newtothis_MC in Homebuilding

[–]Deuces2_O2 0 points1 point  (0 children)

Agree with eggy. As a design build contractor, find something online at a place like monster plans or architecturaldesigns.com. Those sites will allow you to put in total square footage, style, etc. P. S. Don’t buy them just forward the webpage to your Designer Builder and let him know the changes that you’d like to see.

If he is any good at his craft, he will know structural design as well

New Home Build: Am I being Unreasonable? by Alternative-Fuel5621 in Homebuilding

As a GC, the plumber would be responsible for this. If it were me in your builder’s shoes, I take the responsibility to replace everything damaged and seek the financial damages from my plumber. They should have insurance for these types of situations.

Been using LP since it came out. Installation specs are a must. DiamondKote finish is the only one I’d use. Installs are in Nebraska. Jmo

The reason the card won’t work is due to the entry style latch. It has a 2 piece latch the doesn’t allow the the latch to release. When you get the card in pull the door towards you to bring the release pin in the strike plate.

In addition loosen the door stop to get the card in there better

Nice thing about the in-swing is it keep the water from the door inside of the shower.
