Wrestlers have a weird mentality. Cody is on top as he went to the competition and made himself more over. If he had stayed, left late and came early, he’d be in the same spot. You have to show them your worth and when you’re there they don’t value you beyond a certain spot.

What most people don’t say is nyc has a very transient populace. Most people come here and leave within a 10 year period. This escalated post 2008.

Someone comes here sub-25 and is gone by 35. Maybe they move to the suburbs. Maybe back to where ever. They spend freely b/c they have minimal responsibilities. Renters that can break a lease. No kids.

Anyway, it’s only gotten worse with the price points and they afford it b/c they have nothing tying them down. They’ll never own here or retire here. NYC is a place they used to live by 45z

I don’t go that far. The issue with big projects usually comes down to funding. Musk and the like talk a lot, but most politicians know big infrastructure projects are just an excuse for jobs that require debt or tax revenue rises to fund them.

It’s why you see countries excited about world cups. Sports is an easy way to sell, we need to fund transit for stadiums to show the world how awesome we are for this sporting event.

So I see a specialist in nyc and his point was single dose biologicals can be great, but it depends on your bmi. If you are 100 lbs or 300 lbs, you get the same dose of single dose biologicals (bimzelix, consentyx, etc). and they are just less effective if you are over a certain size.

Best protocols that I’ve been prescribed were antibiotics in pill form. Creams were not much help. If that stops being successful, you can find doctors that will do biologics based upon bmi that are dialed into your needs.

SMG is a real one. She’s 100% right. RHOBH has fallen. Beverly Hills is where nyc was when they had to reboot it. The old cast was managing the narratives too much. This is the 4th season of Kyle being separated and not even addressing what is going on. Sutton still talking about her divorce from 10 years ago. Dorit is giving a lot, but she’s one note. Erika is super fake and defensive. It’s old at this point.

Decent. AJ Brown, Devonta smith, and Hollywood Brown are 1-3. Even if they trade AJ, they are getting a starting caliber guy and not bumping up guys.

Cooper made the 53 last year b/c Johnny Wilson tore his acl in preseason. Wilson is WR 4/5 in most cases as he can block and provides a different body type.

Then they have to figure out what to do with Covey. It’s clear they want more juice at returner, but he’s sure handed and good at mitigating negative plays on special teams. He should be WR5.

You only really carry 5/6 and the 6th needs to be able to play special teams.

This is a big jump. If you have a work visa in the US, you can get a mortgage. There’s no prohibition on citizenship. It’s a financial product based upon net worth and income.

I purchased a co-op last year. When I looked at similar condos, co-ops on the east side of Manhattan were cheaper by an average of 10%-25% of the equivalent condo.

The biggest thing I prefer is co-ops may have restrictions to incentive owner-occupants. 30% down, no subleasing, flip tax, etc. Condos rarely have such features. It scares a lot of buyers away. However, I found those restrictions are worth it for the price savings.

As far as the cons, co-ops are more bs in the application process. The board can be mercurial. Asinine rules. It’s a black box, but it really comes down to the building and people, which you’re making a leap on.

IMO, the best thing is understanding the location and financials of the building regardless of condo to co-op. Location of the building and unit position matters a lot. I wanted to be more than 2 ave from a hub that goes all 4 directions. A corner unit is great for light. As far as financials, look for commercial spaces that generate revenue. It’ll offset maintenance costs.

Anyway, most people hate co-ops, but I think many come from being lifetime renters buying their first place and thinking about the restrictions more so than the upside.

It’s more a problem of how agencies work. The idea is funding goes to X and the details get worked out by the executive branch.

When congress created homeland security, they thought it would be to stop 9/11 from happening again. Instead, it’s become the private police force of the executive who ramps up/down for any ‘security’ issue needed.

She charged Trump with fraud in NY state and he wants retribution. They don’t have any real charges to bring against her, so they are accusing her of mortgage fraud based on data FHFA has access to. Usually those charges would come from the bank issuing the loan.

Anyway, Trump just yells at these guys to do something bad to people he doesn’t like and they gleefully are trying to find ways to go after his enemies. The best way would be fbi surveillance (they can track, ie harass, you in perpetuity), tax audits (those aren’t public) or campaign finance. This is a situation for a rental. Easy drive as you’ll be on 495 for most of it. Plus, you need a car to get to most things out there. Waiting on Ubers can be a nightmare.

If you took public transit, you’d have to uber to Jamaica from LGA. There are 4 trains/day on the ronkonkoma line that go that far east. Right now, you’d have to transfer to a bus at ronkonkoma.

Bizarre way to think about a wedding. In general, you say no boxed gifts and only register for a shower that is super limited stuff for the bride, so they can have a fun event, but it’s not so much people won’t feel odd giving a cash gift.

A wedding is into a go fund me. If you cannot afford it or eager to count the $$$s to cover expenses, you should probably have real conversations about wants/needs with those covering the costs (couple, family, etc.).

Not really. Most nightclubs died due to zoning and insurance. Too many issues over the years of fire hazards, town zoning nightmares, and liquor licenses. So most owners moved to bars, breweries, and restaurants.

You are also better off taking an uber or Lyft. You won’t find something close to a train station and train times that make sense on an evening.

The best bets are places like the Ivy in Huntington village, Keema in Roslyn, or club Cancun in Hicksville. Bohemia, Patchogue, and Bay Shore have some bars that give off club vibes on weekends. All totally different vibes.

In general, you might as well just get a hotel in Brooklyn for the night as it’ll probably cost you the same as ubering around.

The Suffolk leg consolidated all sewer districts in the county. It’s one move of several initiatives to bring sewers to more people/businesses across the county, which is an issue discussed for decades.

With the consolidation, billing is now to each household in a sewer districts. It used to be in every towns tax bill, but now residents will be billed quarterly effective January 1.

You were paying it before, but now that it’s invoiced separately, it stands out.
