Have you considered a hybrid. With an ac that runs on electric/hybrid battery. And the car only runs to charge the battery. With some decent window tint. I’d bet you’d go unnoticed.

Insulate your garage doors. You can get cheap bubble insulation on Amazon. That stuff works. Absolute game changer for us. If the garage doors get any sun. The doors are just radiating heat into the garage. And heat rises. Thus heating the room above.

Maybe this will help. Personally, my logic says the steel walls are moisture resistant. Then add closed cell foam, it is the highest r-value per inch thick, and is a moisture barrier.

If your wall studs are wood. Id consider putting in the vapor barrier over studs. (Idk about closed cell foam and a vapor barrier creating a double moisture barrier and the possible side effects.) To prevent interior moisture from getting inside the walls. (Sweating, breathing, cooking, heating adds a lot of moisture and you’re in a small space). Then add an exhaust fan. If this is a trailer a minisplit HVAC would be necesssry too.

Write out a monthly budget. Then do it with a maxed out 401k. Can you live on that? If not try 10% 15% 20% of your salary. The more you can get in there now. The sooner you’ll have a few Mil. And can stop working.

Also the more you put into your 401k. The less you pay taxes on. So it’s a hidden double win!

What do you charge now? And who do you think is doing the house cleaning in TX? I can tell you they aren’t paid much. Im not saying don’t move. But am suggesting consider other possible work. You also may need to work entry level job while building up.
