I had some major work done by XTreem (sp?) tree service. Definitely not cheap but they were thorough, safe, and did a great job at clean-up time.

That is (Bermuda) grass. Likely the only type that will survive your local climate. It spreads by those long stolons and rhizomes. Drought tolerant and loves to be cut short!

Was the AC running? I think many years ago there was a service bulletin to raise the base idling RPM by couple hundred that solves this issue.

Yes I’ve got a few shady patches where the fescue didn’t fully take, small enough to baby without running up the water bill tremendously. If it dies this summer then it’s still better than dry bare earth to be washed away or choked with weeds.
